<ul><li>The job would involve meeting local Developers/Builders/Landlords along with the Brokers to acquire the Property. The job will also involve an initial round of negotiations with the prospective sellers before arranging the final meeting with the Director/CEO for final closure of the deal.</li></ul></div></div><div><br>

<ul><li>The job would also involve regular travel within the State to locate the Properties in the bigger towns. The candidate needs to have awareness of local bylaws with respect to Property rules prevailing in the City.</li></ul></div></div><div><br>

Manager-Business Development

<div><p><b>Key Responsibilities:</b></p>
<ul>
<li><b>Audit Planning and Execution</b>:<br>
Develop and execute a risk-based internal audit plan to assess operational, financial, and compliance risks within the company. Perform audits of financial statements, operational processes, and compliance with laws and regulations.</li>
<li><b>Projects/ Construction Cost Audit</b>:<br>
Review Project Accounting, review adequacy of Project related expenses &amp; identify control gaps &amp; optimize the process.</li>
<li><b>Compliance Auditing</b>:<br>
Review GST &amp; Direct tax provision &amp; Transfer Pricing Compliances. Stay up-to-date with changes in financial and regulatory standards.</li>
<li><b>Corporate Accounts Auditing</b>:<br>
Review INDAS applicability, Treasury Audit, CSR Audit, Fixed Asset Capitalisation Audit &amp; Vendor Ledger &amp; General Ledger Scrutiny.</li>
<li><b>Control Evaluation</b>:<br>
Evaluate the effectiveness of internal controls in O2C, P2P, HR Payroll areas for improvement. Make recommendations to enhance efficiency, reduce risk, and optimize processes.</li>
</ul><ul><li><b>Follow-Up on Audit Findings</b>:<br>
Monitor the implementation of corrective actions based on audit recommendations. Conduct follow-up audits to ensure issues are resolved and improvements are sustained.</li></ul></div>

MANAGER - INTERNAL AUDIT

<ul><li>Conduct Training Need Analysis (TNA) &amp; Identification for roles across functions (Operations, HR, Finance, etc.).</li>
<li>Collaborate with Function Heads &amp; SMEs to assess training needs.</li>
<li>Develop curriculum and High-Level Design (HLD) after discussions with stakeholders and site visits.</li>
<li>Observe role holders in Stores/DCs to gather insights and record findings.</li>
<li>Design and develop content using ADDIE model, Instructional Design, Bloom's Taxonomy, and Adult Learning principles.</li>
<li>Create Trainer &amp; Participant Guides, PPTs, Pre/Post Training Assessments, and other training materials.</li>
<li>Integrate diverse learning methodologies (classroom, videos, experiential learning, etc.).</li>
<li>Prepare training collateral and ensure content is regionally suited (language and context).</li>
<li>Write SOPs for various tasks using content writing techniques.</li>
<li>Test and validate assessments on LMS/Moodle.</li>
<li>Share best practices in content development.</li>
<li>Assist with training implementation at various levels (Regional, Store, etc.).</li>
<li>Conduct &quot;Train the Trainer&quot; sessions and provide feedback to facilitators.</li>
<li>Develop content for easy conversion to online learning materials and coordinate with multimedia/graphic teams.</li>
<li>Ensure content development stays within budget and follows schedule for timely training delivery.</li>
<li>Measure content effectiveness and revise based on feedback.</li>
<li>Foster a culture of learning and continuous development within the organization.</li>
<li>Apply the Kirkpatrick model to measure training effectiveness.</li>
<li>Supervise content development process, ensure team performance, and handle recruitment/induction of new team members.</li>
<li>Track team progress, conduct reviews, and provide feedback (SWOT, Mid-Term, Annual Appraisals).</li>
<li>Prepare MIS, trackers, and dashboards for team performance monitoring.</li></ul>

Deputy Manager - Content Development

<div><p>Job Responsibilities:-</p>
<ul><li>Knowledge of Tenders, BOQ, BBS &amp; Working Drawings.</li></ul>
<ul><li>Knowledge of cost control for a large contracting company or Developer.</li></ul>
<ul><li>Good Knowledge in Quantity Estimation of all Items which includes Earthwork, Concrete, Shuttering, Steel, Masonry, Plaster etc. &amp; Finishes Items</li></ul>
<ul><li>Good Knowledge in Bar Bending Schedule for Steel Calculation</li></ul>
<ul><li>Good Knowledge in doing the Reconciliation of Materials such as Concrete, Steel, Cement</li></ul>
<ul><li>Candidate shall be knowing the Cement Consumption Factor of all the items wherever cement is applicable</li></ul>
<ul><li>Candidate shall be knowing the Factors such as kg / sqft, cum / sqft on built up area</li></ul>
<ul><li>Good Knowledge in Contract Conditions (Pre &amp; Post Contracts)</li></ul>
<ul><li>Good Knowledge of all parts mentioned in IS Code 1200 for mode for measurement</li></ul>
<ul><li>Good communication/ interpersonal skills</li></ul>
<p>
-Good knowledge of best practices on MEP - construction industry</p>
<ul><li>Conduct regular site visits to check the BOQ specification &amp; Quantities at PAN India level</li></ul></div>
