Overview:

The Senior Property Manager reports to the Managing Director and/or Regional Director and is responsible for the overall management and maintenance of an assigned portfolio. The Senior Property Manager is responsible for all financial aspects of the portfolio, assuring that all income due to the owner is collected in a timely manner and that expenses are controlled in line with ownership objectives, meeting or exceeding NOI goals. Building relationships with all tenants to quickly resolve any issues that may arise, and managing tenant satisfaction to ensure a high level of tenant retention.</div><div></div><div><br>
The base salary is aligned with market data and is estimated between $140,000 to $145,000 a year with the ability to achieve additional compensation through bonus. This salary range represents the base compensation for the position across all U.S. locations. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity.</div><br>

Responsibilities:
<ul><li>Maintains a strong relationship and regular interaction with Property Owners to ensure that objectives are being met.</li><li>
Responsible for the planning, budgeting and control of operating and capital expenditures. Manages the preparation of annual budgets, forecasts, monthly reports, and variance reports.</li><li>
Supervises the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.</li><li>
Responsible for the compliance of all tenant lease agreements to ensure all obligations of the Landlord and Tenant are being met.</li><li>
Responds to tenant requests and needs and coordinates with the Property Management and Building Staff Teams to solve the issues. Maintains a strong relationship with the tenants.</li><li>
Oversee the selection and performance of vendor services, including preparation of requests for proposals and service agreements. Monitor vendor performance to ensure compliance with the standards established in the service<br>
the agreement is being met.</li><li>
Supervise scheduling and facilitating maintenance with vendors and tenants.</li><li>
Perform property inspections regularly and make recommendations to maintain and enhance the asset.</li><li>
Supervises the compliance of property safety standards, conducts or oversees Fire and Life Safety training, and maintains the building emergency response plans and procedures, along with their related documentation of compliance.</li><li>
Supervises and manages team members to ensure exceptional performance is being achieved. The Senior Property Manager is responsible for setting and attaining performance goals, as well as for the development,<br>
coaching and counseling of the team members.</li></ul>
Qualifications:
<ul><li>Bachelor&rsquo;s Degree, preferably in business, real estate, or finance</li><li>
Candidate will possess a minimum of seven years related experience</li><li>
Strong understanding of financial terms and principals and can analyze and conduct complex financial and business decisions</li><li>
Ability to effectively resolve situations or complaints from tenants, employees, or management</li><li>
Proficient in Microsoft Word and Excel</li><li>
Ability to express ideas clearly in written and verbal communications, with the capability to create complex financial and business related documents</li><li>
Strong organizational skills and detail oriented</li><li>
Proven record of providing excellent internal and external customer service</li></ul>

Overview:

The Building Engineer is responsible for providing assistance and support in the repair, maintenance, and installation of mechanical equipment, machines, tools, and equipment, and in maintenance of buildings, grounds, and utility systems of commercial real estate establishments.</div>
Responsibilities:
<ul><li>Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operations.</li><li>
Performs maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, gas, or air required for operations.</li><li>
Assists in ongoing preventive maintenance program in conjunction with other engineering and maintenance staff.</li><li>
Inspects operating machines and equipment for conformance with operational standards.</li><li>
Identifies low levels in department inventory; maintains inventory including proper storage and knowledge of use.</li><li>
Assists in compliance with Hazard Communication Program, including Material Safety Data Sheet (MSDS), labeling, storing and handling of materials, etc.</li><li>
Assists with the identification of safety procedures, equipment and protective clothing requirements.</li><li>
Responds to work orders as directed by management.</li><li>
Assists in the application of key control policies and procedures.</li><li>
Some travel may be required.</li><li>
Regular and predictable attendance at the Company&rsquo;s place of business during scheduled work hours is an essential function of this job, unless otherwise required by federal, state or leave of absence laws.</li><li>
Working knowledge of Building Automation Controls preferred.</li><li>
Periodically perform on call and overtime duties as outlined by Chief Engineer.</li></ul>
Qualifications:
<ul><li>Associate degree (A. A.) or equivalent from two-year college or technical school; or equivalent combination of education and experience.

Valid driver&rsquo;s license is required.</li><li>
Read, analyze, and interpret general technical procedures or governmental regulations.</li><li>
Write reports and business correspondence.</li><li>
Effectively present information and respond to questions from groups of managers and clients.</li><li>
Basic knowledge of machinery, electrical, plumbing, and painting disciplines.</li><li>
Read and interpret blueprints, plans, and drawings and follow detailed written instructions and procedures outlined in the technical manuals.</li><li>

Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.</li><li>
Add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.</li><li>

Strong interpersonal and organizational skills with the ability to multi-task and prioritize.</li><li>

Journeyman&rsquo;s level license or acceptable equivalent skill level of all mechanical and control systems including the following: Plumbing, HVAC, and electrical.</li><li>
1st, 2nd, or 3rd Grade Engineer License may be required.

The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
