 s responsible for overseeing Mechanical, Electrical, and Plumbing (MEP) systems within the properties managed. This role involves supervising maintenance and construction activities, ensuring compliance with safety and building codes, and coordinating with various stakeholders to maintain and improve property operations.
 
 
 
 
 
 
 Key Responsibilities
 
 
 <ul>
 <li>
 
 Supervise day-to-day facility operations, maintenance activities, and service providers (MEP, housekeeping, security, etc.)
 
 </li>
 <li>
 
 Coordinate and monitor planned preventive maintenance (PPM) and reactive maintenance tasks to ensure timely completion
 
 </li>
 <li>
 Conduct regular inspections of buildings, equipment, and systems to identify and rectify issues promptly
 </li>
 <li>
 Ensure compliance with local statutory and regulatory requirements related to facilities management
 </li>
 <li>
 
 Assist in managing CAFM (Computer-Aided Facilities Management) system for work order tracking, asset management, and reporting
 
 </li>
 <li>
 Liaise with tenants to address maintenance requests and ensure high-quality customer service
 </li>
 <li>
 
 Assist in preparing technical reports, incidents reports and procurement requests for management review
 
 </li>
 <li>
 
 Supervise and monitor fit out works, renovation, upgrades, retrofits and new installation jobs including verifying vendor&rsquo;s work quality, compliance and scope of work
 
 </li>
 <li>
 Respond promptly to maintenance requests and emergency repairs, ensuring minimal disruption to tenants
 </li>
 <li>
 Maintain accurate records of maintenance activities, contractor visits, and site inspections
 </li>
 <li>
 Enforce safety protocols and maintain a safe working environment for all staff and contractors
 </li>
 <li>
 Ensure all work performed meets local building codes, regulations, and property management standards.
 </li>
 <li>
 Conduct move-in and move-out inspections, prepare detailed reports, coordinate with vendors, and obtain quotations for necessary rectification works.
 </li>
 <li>
 Assist and guide prospective tenants during property visits in coordination with the property management team
 </li>
 <li>
 Respond to emergency situations or other urgent issues involving the facility
 </li>
 <li>

 Technical Expertise:

 Provide technical assistance and guidance on MEP systems to team members and managemen

 Stay updated on industry trends, technologies, and best practices related to facilities management operations

 Report regularly on MEP activities, including progress, issues, and resolutions
 
 </li>
 <li>
 Maintain accurate records of maintenance activities, including service report, work orders, inspections, and repairs
 </li>
 <li>
 Foster positive relationships with tenants by addressing concerns related to MEP issues in a timely and professional manner.
 </li>
 <li>
 Communicate proactively about scheduled maintenance or potential outages.
 </li>
 </ul>
 
 
 
 
 
 Qualifications and Certifications
 
 
 
 
 Diploma /bachelor's degree in mechanical engineering,
 
 or related field preferred. Relevant certifications (e.g., HVAC, electrical, plumbing, MEP) are highly desirable.
 
 
 
 
 
 
 Work Experience &amp; Required Skills
 
 
 <ul>

 Minimum 5 years of facilities management experience, preferably in commercial, residential and real estate industry.
 
 </li>
 <li>
 
 Strong knowledge of MEP systems, asset management, and PPM implementation
 
 </li>
 <li>
 
 Strong knowledge in troubleshooting in all MEP assets and systems
 
 </li>
 <li>
 
 Experience in using CAFM systems and asset/property management software
 
 </li>
 <li>
 
 Familiarity with UAE statutory compliance and FM regulations
 
 </li>
 <li>
 Proficiency in Microsoft Office (Word, Excel, PowerPoint) and Outlook
 </li>
 <li>
 
 Strong understanding of building codes, regulations, and industry standards.
 
 </li>
 <li>
 Excellent leadership, communication, and interpersonal skills.
 </li>
 <li>
 Proficient in project management and problem-solving.
 </li>
 <li>
 Familiarity with property management software is a plus.
 </li>
 <li>
 Strong communication and reporting skills in English and Hindi (both written and verbal)
 </li>
 <li>
 
 Valid UAE driving license with own car (preferred)
 
 </li>

 Job Purpose:
 
 
 The Legal Officer / Lawyer
 
 is responsible for providing legal advice and support to the organization, ensuring compliance with laws and regulations, drafting and negotiating contracts, and managing legal risks associated with the company&rsquo;s operations. Provide the required support in the preparation of legal documents agenda, reports, and notes as well as following up on court cases as required in coordination with external law firms. The role also involves coordinating with external law firms and supporting litigation when required.

 Legal Advisory &amp; Consultation:

 Provide legal guidance on property acquisitions, disposals, leasing agreements, development projects, and joint ventures within the real estate sector.

 Advise management on legal implications of business decisions and transactions.

 Drafting &amp; Reviewing Contracts:
 
 
 <ul>

 Prepare, review, and negotiate legal documents including lease agreements, sale deeds, MOUs, joint venture agreements, power of attorney, and other contractual documentation.

 </ul>
 
 
 Compliance &amp; Regulatory Management:
 
 
 <ul>

 Ensure organizational compliance with local, (RERA, Ejari) and national property laws, including rental laws, building codes, and other relevant commercial and legal laws.
 </li>
 </ul>
 
 
 Legal Due Diligence:
 
 
 <ul>
 <li>
 Conduct comprehensive due diligence for property transactions, verifying titles, ownership rights, encumbrances, and resolving legal disputes.
 </li>
 </ul>
 
 
 Rental &amp; Lease Law Expertise:
 
 
 <ul>
 <li>
 Advise on rights and obligations of tenants and landlords, lease terms, eviction procedures, and rent regulations in accordance with applicable rental laws.
 </li>
 </ul>
 
 
 Dispute Resolution &amp; Litigation:
 
 
 <ul>
 <li>
 Represent the organization or clients in legal proceedings, arbitration, or negotiations related to property disputes, breaches of contract, or tenant issues.
 </li>
 <li>
 Prepare case files, legal notes, and follow up on court proceedings when required.
 </li>
 </ul>
 
 
 Risk Management:

 Identify potential legal risks in property deals and recommend strategies to mitigate liability.
 </li>

 Recommend strategies to mitigate risks and protect company interests.

 Maintain organized records of legal documents, contracts, case files, and correspondence.
