<div>Job Description

We are looking for highly organized and detail-oriented Customer Success Representatives to help with the operations of our property management company. The ideal candidate will have experience with property management software, excellent communication skills, and the ability to work independently and as part of a team.

Note: This is a remote position and candidates will be working in the US business hours (EST)

Responsibilities
<ul><li>Creating, coordinating and overseeing all maintenance requests for assigned properties.</li><li>Ensuring timely completion of maintenance requests and urgent work orders while highlighting and tackling preventative maintenance measures.</li></ul>
<ul><li>Following up regularly with vendors to ensure timely repairs and ensuring work is completed within the company standards and budget.</li></ul>
<ul><li>Providing timelines, estimates and executing and overseeing rehabs or remodeling projects.</li></ul>
<ul><li>Maintaining records of income, expenses, signed leases, complaints, maintenance, etc. Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs to speed up the leasing process.</li></ul>
<ul><li>Terminating leases and initiating eviction proceedings while maintaining court attendance in relevant cases.</li></ul>
<ul><li>Collecting rent, dealing with late payments, city violations, delinquencies, paying bills and handling operating expenses</li></ul>
<ul><li>Attending to owners meetings, queries and providing updates on all matters regarding assigned properties</li></ul>
<ul><li>Building professional relationships with owners to increase owner satisfaction and establishing brand loyalty.</li></ul>
<ul><li>Provide exceptional customer service and updates to tenants, team members and management relating to all aspects of the property</li></ul>

Requirements
<ul><li>Basic understanding and knowledge of construction rules and regulations.</li><li>Excellent verbal and written communication skills</li></ul>
<ul><li>Excellent interpersonal and conflict resolution skills</li></ul>
<ul><li>Negotiating and Listening skills</li></ul>
<ul><li>Exceptional ability to plan, organize, prioritize, and manage timelines appropriately
</li><li>Outstanding time management and problem solving skills</li></ul>
<ul><li>Strong familiarity and working knowledge of affordable housing laws and anti-discrimination legislation</li></ul>
<ul><li>Understanding property management and its financial aspect</li></ul>
<ul><li>Competence with MS Office Suite and Property Management software and tools especially AppFolio and LeadSimple.</li></ul>
<ul><li>Strong decision making skills and sound judgment</li></ul>
<ul><li>Team player and ability to take on new initiatives</li></ul>

B2B Realty, a leading company in property management and brokerage, is looking for an exceptional Operations Hero to join our expanding team in Cleveland, Ohio. The ideal candidate will bring a robust background in administrative operations, showcasing stability, consistency, and a detail-oriented mindset. As an Operations Hero, you will manage a variety of critical operational tasks, including lawn care, rental registrations, insurance management, utility billing, and owner account management. Your role is crucial to ensuring smooth and efficient operations, contributing to the overall success and growth of our business.

Responsibilities
<ul>
<li>Lawn Care Management</li>
<li>Oversee all lawn care vendors, schedules, bills, and subscriptions.</li>
<li>Handle Rental Registrations</li>
<li>Handle new unit registrations and annual renewals.</li>
<li>Collaborate with the Local Agent in Charge (LAIC) in Cleveland to ensure compliance with new rental property laws and regulations, facilitating seamless operations and adherence to legal standards.</li>
<li>Insurance Management</li>
<li>Oversee insurance policies and manage additional insured requirements.</li>
<li>Ensure all properties have the necessary insurance coverage and documentation.</li>
<li>Liaise with utility companies for various issues and service requirements.</li>
<li>Negative Owner Accounts Management</li>
<li>Manage negative owner accounts, handle balances, emails, and collections.</li>
<li>Maintain a dedicated email alias for owner account management.</li>
<li>Perform various administrative duties to support the operations team.</li>
<li>Ensure all tasks are completed with high accuracy and attention to detail.</li>
<li>Stay informed about relevant laws, market trends, and industry best practices.</li>
<li>Attend training sessions and workshops to enhance knowledge and skills.</li></ul> 


Requirements
<ul>
<li>Previous experience in administrative roles, particularly in property management or real estate.</li>
<li>Strong background in operations, with proven experience in roles requiring stability, consistency, and attention to detail.</li>
<li>Strong understanding of real estate laws and regulations.</li>
<li>Excellent communication and customer service skills.</li>
<li>Ability to manage multiple tasks and projects simultaneously.</li>
<li>Proficiency in Microsoft Office and property management software.</li>
<li>Ability to work independently and as part of a team.</li>
<li>Strong negotiation and problem-solving skills.</li></ul>
