Responsibilities

<li>Manage and respond to guest cards, ensuring timely and accurate communication with potential tenants. Conduct prospecting activities to support Leasing Agents in generating leads and expanding the tenant pool.</li>
<li>Ensure all leasing documents, including leases and agreements, adhere to legal regulations.</li>
<li>Work closely with housing authorities like Section 8 and Eden to ensure paperwork of approved candidates. Collaborate with housing inspectors regarding property inspections.</li>
<li>Stay informed about real estate laws and regulations, implementing any changes as needed.</li>
<li>Establish and foster strong relationships with leasing agents and tenants.</li>
<li>Coordinate with leasing agents for showings and gather feedback on property condition and rental rate.</li>
<li>Act as a point of contact for leads that are interested in our vacancies and ensure effective communication and address concerns promptly and professionally.</li>
<li>Coordinate property maintenance and repairs in collaboration with relevant departments to ensure properties are rent-ready and well maintained.</li>
<li>Ensure that properties are well-maintained and address maintenance issues promptly with Property Hero&rsquo;s or TL&rsquo;s before signing leases and moving in tenants.</li>
<li>Bring suggestions and recommendations to the meeting on how to lease marketed units, whether by reducing rent, completing necessary work, or shifting the property from Section 8 to self-paying.</li>
<li>Providing leasing updates on different portfolios to relevant team members and TL&rsquo;s.</li>
<li>Conduct market research to determine competitive rental rates.</li>
<li>Stay informed about market trends and adjust rental rates accordingly.</li>
<li>Assist in developing and implementing marketing and advertising strategies to attract potential tenants.</li>
<li>Utilize various platforms and channels to maximize property exposure.</li>
<li>Handle tenant complaints and issues in a timely and professional manner and communicate them to relevant property managers to ensure maintenance and repairs.</li>
<li>Work towards amicable resolutions and maintain positive tenant relationships.</li>
<li>Prepare and present regular reports on leasing activity to management or property owners if needed.</li>
<li>Include key metrics, occupancy rates, and any relevant market insights.</li>

Requirements

Responsibilities

<li>Assign, track, and follow up with vendors and field personnel to ensure timely service delivery.</li>
<li>Review and verify completion reports, photos, and invoices for accuracy and compliance with company standards.</li>
</ul><ul><li>Manage seasonal preventative maintenance programs, including winterizations, HVAC tune-ups, snow and salt services, and fall cleanups.</li>
<li>Schedule and oversee semi-annual inspections, ensuring compliance with company protocols and maximizing revenue from inspection programs.</li>
<li>Proactively plan and execute maintenance activities to prevent emergencies and reduce long-term costs.</li>
