<div><p><b>Essential Duties and Responsibilities:</b></p>
<ul><li>Review title search and Commitment and confirm that all requirements and exceptions are correct and applicable.</li>
<li>Review any Deeds, affidavits or documents required for the transaction to make sure they are complete and accurate.</li>
<li>Coordinate with Escrow Officer on any revisions needed to commitment, affidavits, documents, and approve final versions being used for settlement.</li>
<li>Make any necessary corrections to Deeds or other documents correctly in the production software.</li>
</ul>
<p>**Files only go back to Processing for revisions on rare occasions after the initial documents have been submitted to the lender, as determined by escrow officer and Attorney.</p>
<ul><li>Files are prioritized first in, first out. A rush order, depending on the circumstance, may disrupt the prioritization, but upon completion of the rush order, the Attorney will return to FIFO.</li>
<li>Review and approve any documentation required and obtained from the parties to the transaction (trusts, entity formation documents, surveys, deeds prepared outside of company, etc.)</li>
<li>Communicate and coordinate with Escrow Officer/Abstractor regarding any signing authority, additional documentation needed from either party to the transaction, questions about any issue in the chain of title, estate matters, entity matters, survey matters, etc. Anything required by the state, company policy or underwriter guideline that requires legal review and approval.</li>
<li>Conduct a telephone conversation with buyers/sellers, lenders, realtors upon discovery regarding more complex situations and follow up with an email confirmation of the conversation and document file.</li></ul></div>
