Portfolio Analysis &amp; Monitoring</b></li><li>
Track performance and risk metrics across the real estate portfolio</li><li>
Prepare quarterly portfolio reviews and performance dashboards</li><li>
Create detailed cash flow models for commercial and residential holdings</li><li>
Conduct sensitivity and scenario analyses related to strategic outcomes</li><li>
Review and analyze leasing assumptions for commercial properties</li><li>

Market Research &amp; Internal Property Valuation</b></li><li>
Collect comparable transaction data for annual portfolio valuation by property</li><li>

Maintain master property book for over 400 individual properties</li><li>
Ensure consistent documentation and data integrity across the portfolio</li><li>
Review monthly financials and generate summary documentation</li><li>
Track budget variances and provide support for the annual budgeting process</li><li>
Create investment memos and property updates for senior management</li></ul><div></div><ul><li><b><br>
Development &amp; Acquisition Support</b></li><li>
Conduct fundamental and qualitative analysis on new investment opportunities</li><li>
Coordinate due diligence matters such as environmental, tax, and title/survey</li><li>
Perform entitlement analyses in order to determine development potential</li><li>
Assist team members in the creation of project plans and timelines</li><li>

Qualifications</b></h3><ul><li>
Minimum of 3 years of experience in real estate</li><li>
Bachelor&rsquo;s Degree in finance, accounting, real estate, business, or a related field (MBA or MSRE a plus)</li><li>
Advanced proficiency with Microsoft Excel, specifically related to creating and manipulating pro forma models</li><li>
Robust communication skills and ability to work with a variety of stakeholders</li><li>
Excellent organizational skills, attention to detail, and judgment</li><li>
High degree of initiative and personal motivation</li><li>
Ability to work both independently and as a member of a team</li><li>
Outstanding research skills and a strong sense of curiosity</li><li>

Real Estate Analyst

<div><b>Position Overview</b></div><div>
The Project Manager will oversee several development projects that will include residential land development and vertical commercial construction. The position will be based in Richmond, Virginia, with time spent on job sites and in our downtown offices.
</div><h3 class="jobSectionHeader"><b>Key Responsibilities:
</b></h3><ul><li>Provide day-to-day management of horizontal land development projects and vertical construction projects such as amenity and commercial buildings</li><li>
Ensure project completions within approved budgets and schedulesConduct site inspections and provide oversight of contractors and subcontractors</li><li>
Proactively identify, analyze, and mitigate project risks</li><li>
Review and interpret project plans, scopes of work, and specifications and suggest value engineering opportunities</li><li>
Oversee bidding process, including request for bids, bid analyses, bid leveling, and contract issuance</li><li>
Assist with site plan and permitting hurdles with various municipalities</li><li>
Coordinate with private utility companies - electric, data/fiber, natural gas, etc.</li><li>
Ensure compliance with all environmental permits</li><li>
Manage punch lists and work through street acceptance and other approvals with local or state agencies</li><li>
Manage letter of credit issuances and reductions related to completion bonds</li><li>
Participation with HOA boards, project turnover, and resident interactions</li><li>
Communicate project status updates to stakeholders</li><li>
Create project budgets and track variances to budget</li><li>

Experience and Qualifications:
</b></h3><ul><li>Minimum of 5 years of prior experience in real estate development, land development, or construction</li><li>
Bachelor&rsquo;s Degree in real estate, civil engineering, construction, architecture, business, or equivalent experience</li><li>
Solid project management skills</li><li>
Ability to read construction and civil design documentsProficiency in Excel, PowerPoint, Word, and Project</li><li>
Must be well organized and possess strong negotiating skills</li><li>
Must be comfortable managing and negotiating with contractors and municipal employees</li><li>

Compensation:

The Land Development Manager will oversee a large development project that will include residential and commercial. The position is based on Kiawah Island/Charleston, SC with occasional travel to our headquarters in Richmond, Virginia.</div>
