Benefits:</b></p><p>
New hourly full-time team members working 30 hours or more per week, will be eligible for the Company medical, dental and life insurance plans the first of the month following 60 days of full-time employment.</p><p>
Full-Time team members are eligible to accrue Paid Time Off (&ldquo;PTO&rdquo;) in accordance with the Company policy at a rate of 120 hours per year.</p><p>
Full-Time team members are eligible for 7 paid holidays annually.</p><p>
Part-Time team members are eligible to accrue Paid Sick Leave in accordance with state guidelines.</p><p>

POSITION OVERVIEW:</b></p><p>
The Porter is an entry-level position that supports the general maintenance, janitorial, and basic upkeep of the resort facility. This position reports to the Facilities Manager.</p><p></p><p><b><br>
KEY RESPONSIBILITIES:</b></p><ul><li>
Assure all rooms in the facility are clean and have an appearance that meets facility standards, including entrances and hallways, game rooms, community living areas, fitness and spa areas, running track, elevators, patios, and bathrooms.</li><li>
Provide detail-oriented janitorial services, including, but not limited to, sweeping, mopping, dusting, window cleaning, vacuuming, etc. Replace burnt out light bulbs.</li><li>
Provide pool, spa, and water features maintenance on a daily or weekly basis, as needed, to clean and keep continuously free of dirt and debris. Keep water level of fountain and over spray under control. Use &ldquo;caution&rdquo; signs if necessary.</li><li>
Work in a safe manner and use all personal protective equipment (safety gear) assigned; report unsafe conditions or accidents to a supervisor.</li><li>
Report all potential issues related to the pool and water features to the Maintenance Director; assist Maintenance Director with facility repairs and preventative maintenance.</li><li>
Keep log of daily, weekly, monthly, and quarterly activities performed for accurate record keeping, including accurate maintenance and water testing result logs for pools, spas, and water features.</li><li>
Ensure indoor and outdoor furniture and fitness equipment is properly placed.</li><li>
Maintain bathrooms, light bulbs, patio furniture, and fitness equipment.</li><li>
Keep room supplies clean and organized, in a ready-to-use condition.</li><li>
Provide seasonal and holiday assistance with Club decorations.</li><li>
Other duties and responsibilities may be assigned.</li></ul><p></p><p><b><br>

MINIMUM REQUIREMENTS / QUALIFICATIONS / SKILLS:</b></p><ul><li>
High School diploma or equivalent preferred.</li><li>
One year experience in building maintenance preferred.</li><li>
Certified Pool Operator certification preferred.</li><li>
Bilingual in English/Spanish is a plus.</li><li>
Computer literate.</li><li>
Must be skilled in light maintenance, basic repairs, and project-based activities, and able to demonstrate a growing knowledge of proper equipment operation, including clean up.</li><li>
Ability to communicate positively and effectively with team members about job tasks and responsibilities.</li><li>
Desire to contribute to a productive work environment by maintaining a positive attitude with team members and the public.</li><li>
 Must be self-motivated, follow direction, and able to work independently with little supervision.</li><li>

WORK ENVIRONMENT:</b></p><p>
This position operates in both an indoor and outdoor environment with exposure to weather conditions, and occasionally native wildlife, when outdoors on the facility grounds. Outdoor environments may require walking on cement while pushing a cart or carrying items. There may be occasional exposure to fumes or airborne particles. The noise level in the work environment can be moderate to loud, depending on the equipment or machines used. Employees are required to wear all assigned personal protective equipment.</p><p></p><p><b><br>

POSITION OVERVIEW:</b></p><p>
The Maintenance Technician III performs maintenance duties, including rough carpentry, painting, and basic equipment and facility repairs. Electrical work, basic plumbing repairs, and HVAC equipment maintenance are also assigned. They are viewed as leaders in the department and train new technicians. This position reports to the Director or Facilities or the Facility Manager.</p><p></p><p><b><br>
KEY RESPONSIBILITIES:</b></p><ul><li>
Provide superior quality building maintenance to meet the requirements of members and guests.</li><li>
Maintain tools and maintenance equipment in working order. Keep maintenance room organized.</li><li>
Perform preventive maintenance checks to inspect equipment. Report quality issues and equipment malfunctions to supervisor and follow up with the appropriate action for repair.</li><li>
Assemble tools and supplies from the supply room and transport them to the work area for daily assignments.</li><li>
Work in a safe manner and use all personal protective equipment (safety gear) assigned.</li><li>
Be aware of safety requirements and report unsafe conditions or accidents to supervisor.</li><li>
Perform simple carpentry tasks, such as installing shelves, hooks, and locksets.</li><li>
Change light bulbs and fixtures. Perform skilled electrical tasks, such as changing circuit breakers.</li><li>
Open clogged drains, fix leaks, and perform other related plumbing duties.</li><li>
Do touch-up painting and repaint rooms.</li><li>
Assist with loading and unloading trucks and moving furniture when needed.</li><li>
Maintain building inventories and supplies.</li><li>

Must be licensed in one or more of the following: Electrical Repairs, Plumbing Repairs, Finish Carpentry, Ceramic and Porcelain Tile Installation, Welding, HVAC, Painting and Wall Texturing.</li><li>
Certified Pool Operator certification required.</li><li>
Current First Aid or other safety certifications, as required by the Club.</li><li>
Ability to read building drawings and blueprints.</li><li>
Ability to communicate positively and effectively with team members and supervisors about job tasks and responsibilities.</li><li>
Desire to contribute to a productive work environment by maintaining a positive attitude with team members and the public.</li><li>
