Summary</b></h1></div><div>
Manages commercial and/or industrial real estate properties and produces/distributes required paperwork by performing the following duties personally or through subordinate supervisors.</div><div></div><div><div><b><br>
Responsibilities</b></div></div><ul><li><div><ul><li>
Overall property management of assigned properties.</li><li>
Interfaces with owners, lender, tenants, vendors, and others involved in building issues.</li><li>
Interacts and develops trust-based relationships with tenants on a regular basis via phone, in-person, and e-mail; Communicates regarding service requests/issues and operating expense billings; Plans and implements tenant retention promotional programs and maintains good tenant relations.</li><li>
Coordinates with leasing department all property activities and tenant information.</li><li>
Prepares budgets, reviews, and analyzes cash flows, manages accounts payable and receivable, prepares monthly variance reports, issues reforecast projections on a quarterly basis and administers one-time operating expense and capital expense projects.</li><li>
Directs and supervises maintenance employees of assigned properties. Routinely inspects, tours and reports on or corrects all building maintenance activities.</li><li>
Oversees contractors and vendors performing maintenance and construction work on buildings; Develops, bids, and administers all contract services.</li><li>
Maintains up to date knowledge of all life/safety systems, security systems and security issues at the property or properties. Takes responsibility for overseeing third party security contract, development, and implementation of responses for emergency events. Develop and document security procedures at the property.</li><li>
Administers all insurance claims, including the completion of incident reports as required.</li><li>
Interfaces with telecommunications vendors and corporate designated manager as required for specific buildings.</li><li>
Conducts tenant move-in and move-out inspections.</li><li>
Coordinates and negotiates the execution of various legal documents, including service agreements, easement agreements, estoppels, and other related legal items.</li><li>
Maintains and verifies rent rolls; oversees maintenance of building and operational files. Prepares monthly reports as required.</li><li>
Point person for special projects as directed from regional vice presidents, director, regional property managers and corporate officers.</li><li>
Responsible for implementing and managing health and wellness, sustainability, and energy efficiency initiatives at the property. Ensure that all company data tracking platforms (UL 360, AVID Utility, Energy Star, etc.) are up to date and populated with applicable building data. Track building certifications (Fitwel, UL Healthy Building, BOMA 360, etc.) to ensure that they are kept current and renewed as required.</li><li>

Supervisory Responsibilities</b></p></div><ul><li>
Oversees and supervises maintenance employees, security manager, janitorial manager, assistant property managers and property administrative assistants.</li><li>
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.</li><li>
Responsibilities may include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.</li></ul><div></div><div><div><b><br>

Education, Licenses, and Certifications</b></div></div><br>

Bachelor's degree (B. A.) from four-year college or university; one to two years related experience and/or training; or equivalent combination of education and experience.</li><li><b>
Minimum 10 years commercial real estate property management preferred</b>.</li><li>
Current, valid driver's license and personal automobile insurance required.</li><li>
State real estate license required for state employee works in.</li><li>
Work towards RPA, CPM, LEED AP, WELL AP and other professional credentials as required by supervisors.</li><li>
Ability to use and learn computer software packages as required.</li></ul><div></div><div><p><b><br>
