Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.
 
But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.
 
Senior Project Manager II, Real Estate Development
 Reporting to the Senior Vice President, Real Estate Development with a dotted line to the Director of Real Estate Development, the Senior Project Manager, II Real Estate Development is part of a team charged with the planning, financing, construction and conversion of supportive and affordable housing projects at Breaking Ground. Breaking Ground’s real estate pipeline includes new construction, conversion, and recapitalization of existing projects. The Project Manager will work on multiple aspects of the affordable housing development process, including both assisting the team on the repositioning and recapitalization of several existing projects within the Breaking Ground portfolio as well as assisting the real estate development team analyzing new opportunities.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES: 
<ul>
<li>Analyze existing developments within the existing Breaking Ground portfolio and identify opportunities for repositioning and/or recapitalization</li>
<li>Work collaboratively with members of the Real Estate Development team to identify new affordable and supportive housing development opportunities to pursue</li>
<li>Prepare and coordinate funding applications, grant requests, and RFP submissions</li>
<li>Coordinate and review project due diligence during the pre-development process</li>
<li>Represent Breaking Ground in person and various government funder closing calls</li>
<li>Prepare and submit construction requisitions, prepare check request vouchers, and work independently with other departments to ensure the successful planning and implementation of real estate projects</li>
<li>Undertake site visits to perform due diligence work and coordinate consultant access</li>
<li>Monitor and report on project progress for Real Estate Development team</li>
<li>Performs other duties as assigned</li>
</ul>
MINIMUM QUALIFICATIONS: 
<ul>
<li>Bachelor’s degree or equivalent preferred</li>
<li>Minimum of 5 years of experience in supportive and/or affordable housing, real estate development, or Master’s degree in related field</li>
<li>Familiarity with Federal, State and Local Funding affordable and supportive housing development programs for both capital and rental subsidies.</li>
<li>Problem solver with an ability to work independently</li>
<li>Strong oral and written communication skills are required</li>
<li>Ability to organize, complete, and track multiple tasks and projects simultaneously</li>
<li>Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams</li>

Porter
 
The Property Management (PM) department is responsible for the day-to-day management of Breaking Ground’s permanent housing portfolio of over 20 buildings and is essential to operational planning for the agency's intended residential building growth. PM plays an integral role in Breaking Ground’s overall mission of ending homelessness by providing safe, clean, stable, supportive environments once people have been housed. The Porter is a part of the Maintenance department that maintains the common areas of our residential buildings, completes repairs both in tenant apartments and throughout building and performs painting duties as needed. Examples of common areas include offices, multi-purpose rooms, roof deck, garden, trash collection area, lobby, fitness room and sidewalks. Tenant apartments will also be cleaned. Our residential buildings help to end homelessness by providing a home to formerly homeless individuals.
 
This position has a 35-hour work week.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES: 
Maintain the sidewalks including raking leaves and shoveling snow
 
Sweeping, mopping, washing, dusting and vacuuming
 
Sealing, waxing and buffing of floors and hard surfaces
 
Clean individual units when vacated to prepare for occupancy
 
Sort and separate the recyclables from other waste to comply with NYC regulations
 
Assist the Maintenance Supervisor when assigned
 
Perform repairs in tenant apartments and throughout building
 
Perform painting as needed in apartment and common areas
 
Conduct preventative maintenance inspections and routine upkeep on building systems
 
Perform other related duties as assigned
 
MINIMUM QUALIFICATIONS: 
Minimum 3 years maintenance/porter
 
Experience in the operation of vacuum cleaner, high speed buffer
 
High School Diploma, Trade School or equivalent
 
Working with elderly, disabled and/or formerly homeless population is a plus
 
Basic knowledge of a computer is a plus not required
