<div></div><div><b>Job description</b></div>
<div><b>Job Purpose: </b>The Community Manager&rsquo;s responsibility is the day-to-day management of their assigned apartment community including the leasing and maintenance operations. The Community Manager must be a team leader who, while working closely with the Portfolio Manager, and expertise with industry knowledge and professionalism in order to maintain the highest level of occupancy possible at the apartment community.</div>
<div><b>Essential Duties:</b></div>
<ul><li>Regularly supervises at least two employees</li>
<li>Responsible for maintaining satisfactory occupancy and collection levels</li>
<li>Responsible for maintaining excellent resident relations</li>
<li>Resolve resident concerns and ensure customer satisfaction</li>
<li>Enforcement of lease agreements and community rules and regulations</li>
<li>Responsible for monitoring and overseeing maintenance related activities</li>
<li>Responsible for rent collection (including notifying residents and developing payment plans), posting rent payments and making bank deposits</li>
<li>Assist in the preparation of annual operating and capital budgets</li>
<li>Ensure that a daily inspection of model and vacant target apartments is completed and assists in maintaining curb appeal and amenities in proper order.</li>
<li>Review property performance with the Portfolio Manager as necessary</li>
<li>Monitor property to budget daily</li>
<li>Approve all property expenditures daily and issue purchase orders</li>
<li>Deliver eviction notices</li>
<li>Represent the Company in eviction court when needed</li>
<li>Manage, lead, and motivate leasing and maintenance staff</li>
<li>Assist in maintaining market survey data</li>
<li>Monitor on-line marketing to ensure that unit availability, pricing and any specials are current.</li>
<li>Responsible for resident relation and retention programs</li>
<li>Responsible for ensuring that incoming telephone calls are answered, messages are handled accordingly and all leads are entered into Yardi and followed up on in a timely manner.</li>
<li>Inspect apartments for move-in readiness</li>
<li>Inspect apartments upon move-out and prepare move-out paperwork</li>
<li>Demonstrate and maintain a working knowledge of fair housing laws and rules and regulations concerning apartment leasing and management</li>
<li>Help keep office orderly between professional cleanings</li>
<li>Responsible for ensuring that all company documents (example: resident forms and letters, work orders, etc.) are appropriately filed and maintained</li>
<li>YARDI EXPERIENCE required</li>
<li>All other duties as assigned</li>

<li>Must communicate effectively both verbally and in writing with managers, co-workers, and individuals inside and outside the company</li>

<li>Must exhibit a professional manner in dealing with others and work to maintain constructive working relationships</li>
<li>Must comply with all policies and procedures as outlined in the BRG Employee Handbook and the BRG Operations manual</li>
<li>Must be available for weekend, holiday, and evening hours if necessary</li>
<li>Must be willing to be assigned to other BRG managed communities as needed</li>
<li><b>Must possess a valid driver&rsquo;s license in order to drive for company business as needed.</b></li>
