 <div>Job Purpose
To coordinate the marketing, merchandising, and startup/close-down activities for all communities; including the organization of advertising, model home decorating, and signage/display for vendor activities. Act as the liaison with division offices to provide marketing development and support in the region.

</li></ul>Duties and Responsibilities
<ul><li>Creates and establishes strategic marketing plans to achieve company objectives for products and services
</li><li>Plans and oversees the execution of promotional activities, including print, electronic media, trade show, direct mail, point-of-purchase displays, and signage
</li><li>Manages development, production, and distribution of promotional and collateral materials to support marketing programs
</li><li>Analyzes marketing programs and adjusts strategy and tactics to increase effectiveness in generating traffic
</li><li>Provides website management, tracking online leads, and monitoring conversions
</li><li>Manages model decorating processes and maintains furniture inventory
</li><li>Creates and maintains a master electronic file of current collateral and display images
</li><li>Responsible for timely coordination of new community preparations, including sales trailer (utilities, facility, landscape, displays, location, etc.), model(s), pre-sale information, and grand opening events, etc.
</li><li>Reviews and ensures accuracy of all marketing material prior to public release
</li><li>Sets-up and maintains a photo library of finished homes and models (interior &amp; exterior, all plans)
</li><li>Assists General Sales Managers with selections of all Market/Model homes (target price - lot - plan - inclusions - colors)
</li><li>Maintains current signage for communities and continuously reviews existing signage while researching/obtaining new and better locations
</li><li>Assists General Sales Manager with merchandising of Model Homes and sales office set-up
</li><li>Assists the sales and marketing team with determination of targeted consumer groups, product types, and pricing for communities
</li><li>Processes department marketing supplies and promotional materials
</li><li>Processes department invoices
</li><li>May include other duties as assigned
</li></ul>Qualifications :
<ul><li>Prior experience with new home construction organization (including sales, marketing, strategic planning, development, research, promotions and/or advertising
</li><li>College degree in marketing, sales, journalism, or business, and 3-5 years experience; or equivalent combination of education and/or work experience
</li><li>Excellent written and oral communication skills
</li><li>Excellent inter-personal skills: possess the ability to work independently and as part of a team
</li><li>Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands
</li><li>Knowledge of the typical building construction process
</li><li>Willingness to travel (locally)
</li><li>Must be fully PC-literate, including basic administration software (PowerPoint, MS Word, Excel, Access)
</li><li>Able to operate a digital camera
</li><li>Other duties as assigned
</li>Valid driver&rsquo;s license

<ul><li>Assist in planning, developing, organizing, implementing, directing, and evaluating division Marketing initiatives in accordance with business goals and strategic plans
</li><li>Analyze local market trends and recommend changes to marketing and business development strategies based on analysis and feedback
</li><li>Oversee and directly participate in traffic campaigns and campaign creations (E.g. Google Places; Google Business; Google Campaigns)
</li><li>Execute marketing and branding objectives following Corporate branding and marketing initiatives
</li><li>Search engine optimization (E.g. Zillow, Trulia)
</li><li>Prepare marketing strategies alongside Director of Sales and Marketing and division staff

</li><li>Test banners and links bi-weekly
</li><li>Media plan creation and ad scheduling
</li><li>Budget reconciliation for corporate and divisions
</li><li>Weekly divisional web audits, blogging, copywriting, ad proofing, messaging, fair housing accuracy
</li><li>Contract management of local publications/prints
</li><li>Deepen relationships with all media to ensure the most effective messaging and positioning of the organization
</li><li>Lead all areas of content generation and production across all media platforms
</li><li>Collaborate with sales and management to develop strategic partnership activities and implement approved strategic plans
</li>Participate in weekly staff meetings to foster new ideas and manage timely deliverables

<ul><li>Bachelor's degree in Marketing or Business with a minor in Marketing with 2 or more years of related experience or equivalent combination of experience and education
