<div><div><b>Position Summary:
</b></div><div>Carleton Living is seeking to hire a Service Manager to join our team. The Service Manager is responsible for leading the overall apartment maintenance and preventative maintenance program and team.</div>
<div></div><div><b>What You'll Do:</b></div>
<ul><li>Supervise and manage the maintenance team, assigning work and tasks to appropriate team members.</li>
<li>Complete maintenance work orders related (but not limited) to: plumbing, carpentry, make ready, groundskeeping, HVAC, appliance repair, etc.</li>
<li>Complete plumbing maintenance issues such as snaking and clearing stoppages, replacing fittings, p-traps, toilets, sinks, faucets, installing dishwashers, trouble-shooting leaks, changing water heater elements, etc.</li>
<li>Complete electrical maintenance issues such as replacing fixtures and outlets, running wire mold, installing small wall heaters and range hood vents etc.</li>
<li>Replace window screens, garbage disposals, blinds, kitchen and bath fixtures, hardware, and repair and troubleshoot appliances, install and repair cabinets, adjust doors etc.</li>
<li>Painting of interior and exterior, cabinets, walls, fences, etc.</li>
<li>Perform light carpentry and drywall repairs, cabinet installs, installing kitchen/ bath fans and medicine cabinets, etc.</li>
<li>Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.</li>
<li>Assist with landscape maintenance, and trash hauling as time permits.</li>
<li>Coordinates Safety Reviews and Training</li>
<li>Communicates with the Community Manager regularly to coordinate property needs and resources</li>
<li>Conducts formal and informal inspections reporting observed problems to the Community Manager</li>
<li>Works with, trains, assigns and supervises maintenance staff and skilled trades/contractors</li>
<li>Facilitate/and/or makes repairs and projects utilizing in-house and contracted resources</li>
<li>Maintain records and prepares reports in accordance with regulations and Carleton policy</li>
</ul><div><b>What You'll Bring:</b></div>
<ul><li>EPA Type II Certification or greater (HVAC Certified)</li>
<li>Certified Pool Operator (CPO) License is preferred but not required.</li>
<li>At least 4 years of maintenance experience. Multiple years of apartment maintenance experience required</li>
<li>Able to multitask and meet deadlines in a timely and organized manner.</li>
<li>Ability to drive when needed. A valid driver&rsquo;s license and proof of liability insurance is required.</li></ul></div>
