The Community Manager is the &ldquo;go-to&rdquo; person for a property. They are responsible for overseeing or administering all of the management activities of a given property, as well as the various personnel who also work at the property. This includes day-to-day operations management, physical and financial asset performance, resident relations, and a clear understanding of the industry and changing market. 
Job Description<ul><li>
Manage the on-site operations by achieving budgeted income, expense, and leasing goals.</li><li>
Developing an annual marketing plan and conducting marketing reviews.</li><li>
Prepare, submit, and maintain the annual budget</li><li>
Evaluating unit prices in accordance with the market and budgeted goals.</li><li>
Oversight of the leasing process; approving prospective resident applications, discounts, and renewals.</li><li>
Obtaining bids for all contract services and overseeing routine capital projects.</li><li>
Supervise staff members to ensure goals are met; including hiring, training, and performance management.</li><li>

Experience<ul><li>
Previous multifamily property management experience (Required)</li><li>
On-site accounting and leasing experience (Required)</li><li>
Previous supervisory skills with the ability to hire, motivate and evaluate team members</li><li>
Excellent communication skills; ability to read, write and communicate effectively</li><li>
Strong knowledge of MS word, excel and outlook</li><li>
Yardi experience (Required)</li></ul>
Physical Requirements<ul><li>
This position is primarily in an office environment, but must be able to walk the property, including climbing stairs</li><li>
May work around cleaning solvents, paint fumes and landscaping chemicals</li></ul>

Property Manager

Be the face of your community! Leasing Professionals are the first impression to all prospective and current residents in the community. The ideal candidate for this role seeks opportunities to provide excellent customer service and takes the initiative while remaining flexible to meet the community's day-to-day needs. 
Responsibilities<ul><li>
Providing excellent service to all residents, prospects, and visitors to the community.</li><li>
Effectively lease apartment in accordance with budget guidelines.</li><li>
Follow Fair Housing Standards in all dealings with prospects and residents</li><li>
Coordinating the application review for each lease including credit and income verifications.</li><li>
Completing lease packets and files for each resident to include the lease, all addendums and other proper documentation.</li><li>
Ensuring the condition of leased apartments prior to move-in, including a final inspection and walk through with resident.</li><li>
Following up with residents throughout their lease terms and coordinating the renewal process for each lease.</li></ul>
Experience<ul><li>
High School diploma or equivalent (Required)</li><li>
Previous property management leasing experience (Highly Desired)</li><li>
Previous customer service experience (Preferred)</li><li>
Yardi Experience (Preferred)</li><li>
Ability to maintain both a professional appearance and manner</li></ul>
