Responsibilities<ul><li>
Supervise and/or perform maintenance service requests including electrical, plumbing, carpentry, HVAC and heating systems, appliances, flooring, windows and window treatments, roofing, fireplaces, ceiling fans, walls and ceilings, locks, stairs, and other physical structures</li><li>
Develop standards for the cleanliness and overall appearance of the property</li><li>
Directly supervise Service Technicians and Groundskeeper</li><li>

Experience<ul><li>
Minimum three (3) years maintenance experience in the multifamily industry</li><li>
1-2 years supervisory experience</li><li>
Refrigeration certification (type 2 or universal)</li><li>
CPO certification (if required in the state and location applied)</li><li>
HVAC (Required)</li><li>
Valid drivers license and dependable transportation</li></ul>
Physical Requirements<ul><li>
To work outdoors in the climate of the region that the property is located.</li><li>
To be able to safely use manual and power tools weighing up to 40 pounds</li><li>
To be able to safely carry, set-up and climb ladders and sections of scaffolding weighing up to 125 pounds, which reach heights of 40 feet</li><li>
To assist in the safe and proper transportation and set-up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds. Such transportation will require the use of hand trucks and may necessitate the climbing of flights of stairs.</li></ul>

Maintenance Supervisor

The Community Manager is the &ldquo;go-to&rdquo; person for a property. They are responsible for overseeing or administering all of the management activities of a given property, as well as the various personnel who also work at the property. This includes day-to-day operations management, physical and financial asset performance, resident relations, and a clear understanding of the industry and changing market.

Manage the on-site operations by achieving budgeted income, expense, and leasing goals.</li><li>
Developing an annual marketing plan and conducting marketing reviews.</li><li>
Prepare, submit, and maintain the annual budget</li><li>

Strong knowledge of MS word, excel and outlook</li><li>

Effectively lease apartment in accordance with budget guidelines.</li><li>
Follow Fair Housing Standards in all dealings with prospects and residents</li><li>
Coordinating the application review for each lease including credit and income verifications.</li><li>
Completing lease packets and files for each resident to include the lease, all addendums and other proper documentation.</li><li>
Ensuring the condition of leased apartments prior to move-in, including a final inspection and walk through with resident.</li><li>
Following up with residents throughout their lease terms and coordinating the renewal process for each lease.</li></ul>
Experience<ul><li>
High School diploma or equivalent (Required)</li><li>
Previous property management leasing experience (Highly Desired)</li><li>
Previous customer service experience (Preferred)</li><li>
Yardi Experience (Preferred)</li><li>
Ability to maintain both a professional appearance and manner</li></ul>
