</b></p><p>This <b>Regional Property Manager</b> is responsible for the operational, financial, and physical performance of a portfolio of multifamily communities within <b>Mobile and Baldwin Counties</b>. This role drives NOI growth, ensures operational excellence, and leads Community Managers to achieve budgeted financial results while delivering high-quality resident experiences and protecting asset value.</p><div><b>

CORE RESPONSIBILITIES:</b></p><p><b>
Asset Performance</b></p><div><ul><li>
Achieve portfolio income, expense, occupancy, and NOI targets.</li><li>
Oversee annual budgeting, forecasting, and business planning.</li><li>
Review monthly financial statements, variance reports, and delinquency; implement corrective actions.</li><li>
Partner with Revenue Management to optimize rents, leasing velocity, and renewals.</li><li>
Approve capital projects and monitor return on investment and execution.</li></ul></div><p></p><p><b><br>
Operational Leadership</b></p><div><ul><li>
Recruit, hire, develop, and supervise Community Managers and site teams.</li><li>
Provide leadership, coaching, and performance management to ensure operational excellence.</li><li>
Conduct regular property visits to evaluate physical condition, curb appeal, and operational standards.</li><li>
Ensure compliance with company policies, fair housing laws, and operational procedures.</li><li>
Monitor leasing performance, occupancy trends, and marketing effectiveness.</li><li>
Ensure consistent delivery of high-quality resident service and experience.</li></ul></div><p></p><p><b><br>
Reporting and Portfolio Oversight</b></p><div><ul><li>
Review weekly and monthly operational KPIs including occupancy, leasing, delinquency, and expenses.</li><li>
Analyze market conditions and competitive positioning.</li><li>
Provide regular portfolio performance updates to senior leadership.</li></ul></div><div></div><p><b><br>
Strategic and Capital Oversight</b></p><div><ul><li>
Identify value-add opportunities to enhance asset performance.</li><li>
Oversee execution of capital improvements and major contracts.</li><li>
Ensure vendor performance, contract compliance, and expense controls.</li></ul><p></p><p><b><br>
QUALIFICATIONS</b></p><p><b>
Education</b></p><div><ul><li>
High school diploma or GED required</li></ul></div><p><b>
Required Experience/Skills</b></p><div><ul><li>
5+ years of multifamily management experience, including multi-site oversight</li><li>
3+ years of Regional Property Manager experience required</li><li>
Experience working in the Maryland market strongly preferred</li><li>
Strong financial acumen and experience managing property financials and budgets</li><li>
Proven leadership and team development experience</li><li>
Knowledge of multifamily operations, leasing, and asset management principles</li><li>
Experience with property management software (Yardi or similar preferred)</li><li>
Driver&rsquo;s License and reliable means of transportation required</li></ul></div><p><b>
