We operate with strict operational discipline, data-driven decisions, and a &quot;people-first&quot; approach to solving problems.2. The Mission of This RoleYou are the first line of defense and the engine of our pipeline. Your goal is not to &quot;close&quot; the deal, but to qualify the lead.You will process hundreds of inbound and outbound leads (SMS, Cold Call, Direct Mail, PPC), filter out the noise, build immediate rapport, and set high-quality appointments for our Acquisition Managers. You protect the Acquisitions team&rsquo;s time by ensuring they only speak to motivated, qualified sellers and have all of the relevant information before taking the first call with the home owners.3. What You Will Do (Key Activities)<ul><li>Speed-to-Lead: Engage new inbound leads within 5~ minutes (Call/SMS). Speed is the #1 factor in our conversion.</li><li>Discovery &amp; Qualification: Use our scripts to uncover the &quot;Four Pillars&quot; of motivation:</li><li>Condition: What repairs are needed?</li><li>Timeline: How fast do they need to sell?</li><li>Motivation: Why are they selling? (The pain point).</li><li>Price: What is their asking price vs. the market value?</li><li>The Handoff: Book confirmed appointments on the Acquisition Manager&rsquo;s calendar. You must ensure the seller is ready, willing, and expecting the call.</li><li>Pipeline Hygiene: You &ldquo;live&rdquo; in our CRM. Every lead must have a clear Status, a Next Task, and accurate notes. No lead is ever left in &quot;limbo.&quot;</li><li>Nurture: Manage follow-up sequences for warm leads not yet ready to book.</li></ul>4. Your Scorecard (KPIs)We do not measure you on total company revenue. We measure you on efficiency and conversion. Success in this role means hitting these daily and weekly metrics:<ul><li>Speed-to-Lead: &lt; 5 minutes (during business hours).</li><li>Lead &rarr; Contact Rate: 90% target. (You call/text until you get a definitive &quot;Yes&quot; or &quot;No&quot;).</li><li>Lead &rarr; Qualified: 35% target. (You are effective at finding the motivation).</li><li>Qualified &rarr; Appointment: 80% target. (When you find a qualified seller, you successfully book the meeting).</li><li>Data Integrity: 100% of leads updated correctly in REsimpli.</li></ul>5. Who You Are<ul><li>Fluent English Speaker: You have near-native spoken and written English. You understand nuances and can build rapport without sounding robotic.</li><li>Thick-Skinned: You understand that &quot;No&quot; is part of the job. You don&rsquo;t take rejection personally; you just move to the next lead.</li><li>Tech-Savvy: You are comfortable using CRMs (REsimpli / GoHighLevel, PropStream, Dialpad (or similar VoIP), and Slack. You can navigate multiple tabs and tools quickly.</li><li>Process-Driven: You follow the script and the SOPs. You understand that &quot;Compliance&quot; (TCPA, DNC rules) is non-negotiable.</li></ul>6.
