Overview This position performs miscellaneous maintenance and repair tasks on buildings, grounds, and property at assigned complexes. Conducts periodic inspections, performs preventative maintenance, and responds to repair requests. Assists with move-in/move-out inspections, performs required cleaning, coordinates apartment reconditioning between residents, and generally assists the Site Manager to ensure a well-kept property. Tools and Company vehicle provided if needed. Must be 25 or older and have a valid driver's license for auto insurance purposes.Primary Job Duties and Responsibilities: This position has the following duties and responsibilities.1. Property Maintenance Ensures the property physical condition is maintained in a clean and safe manner:<ul><li>Responsible for routine inspections of all assigned buildings&rsquo; common areas and the exterior grounds. This includes, but is not limited to: laundry rooms, hallways, store rooms, porch/deck areas, stairways, sidewalks, parking lots, mechanical equipment, play areas, trash containers, and landscaping. Performs pickup of loose trash and debris in the buildings and on the grounds. Performs maintenance as needed and coordinates with contractors as necessary.</li><li>Conducts scheduled preventative maintenance for all household machinery and mechanical equipment, including heating, plumbing, smoke detectors, and security lighting</li><li>Conducts inspection of building envelope including roof, gutters, downspouts, exterior walls, foundation, windows and door</li><li>Maintains an inventory of general maintenance supplies</li><li>Responsible for proper storage of any yard and garden equipment assigned to the rental complex</li></ul>2. Property Upkeep Coordinates services necessary to the maintenance of the rental complex.<ul><li>Notifies Supervisor of repairs needed &amp; obtains authorization for repairs that exceed budgetary authority</li><li>Participates in coordination &amp; scheduling of repair and maintenance needed by licensed trades</li><li>Performs maintenance as required and coordinates with contractors as necessary</li><li>Assists with required cleaning/reconditioning of vacated units</li><li>Performs other duties as repairing and painting sheetrock, doors, screens, windows, locks, cabinets, shelves, stairs, sinks, toilets and flooring</li><li>May perform lawn care, maintains sprinkler systems and performs snow removal per needs of individual property</li><li>May supervise a small crew of workers on temporary assignment</li><li>Assists in resident move-in/move-out inspections, coordinating with Site Manager to minimize number of visits to the unit</li></ul>3. Communication Interacts and communicates with people representing a wide variety of professions and businesses.<ul><li>Communicates both personally and impersonally through oral and written directives and memoranda</li><li>Maintains spirit of cooperation and understanding among tenants; and work group members</li><li>Handles requests for repairs and maintenance</li><li>Maintains detailed work records and inspection reports per procedures</li><li>Maintains a detailed record book listing all queries, assistance calls or requests, resident interaction difficulties keeping Supervisor advised</li><li>Assists residents with routine problems per the Residents Handbook</li><li>Receives calls and responds to lock outs, accidents/emergencies per established procedures</li><li>Assists in enforcing lease agreements and Residents Handbook terms and conditions</li></ul>Experience<ul><li>Required Knowledge, Skills or Abilities:</li><li>Basic skills in carpentry, painting, plumbing, and plastering.</li><li>Ability to effectively work and communicate with a wide range of individuals from all socio-economic groups.</li><li>Ability to read, interpret and implement documents such as governmental regulations, rules, and procedure manuals.</li><li>Ability work with minimal supervision and effectively manage work flow.</li><li>Ability to respond effectively to the most sensitive inquiries or complaints from residents.</li><li>Ability to work well with vendors and residents.</li><li>Shows initiative in keeping the assigned rental complex in good, repaired, clean appearance.</li><li>Ability to control maintenance and repair costs.</li><li>Ability to prepare and present clear and accurate records and reports in a timely manner.</li><li>Ability to handle difficult situations in a calm and professional manner.</li></ul>Join our team as a Maintenance Technician where your expertise will contribute significantly to our operational success!Job Type: Full-timePay: $14.28 - $17.00 per hourBenefits:<ul><li>401(k)</li><li>401(k) matching</li><li>Dental insurance</li><li>Health insurance</li><li>Health savings account</li><li>Paid time off</li><li>Vision insurance</li></ul>Application Question(s):<ul><li>Are you able to pass a pre-employment and random drug tests including Marijuana and THC?</li><li>Can you pass a criminal background check?</li><li>Are you 25 or older with a valid Driver's license and clean driving record?</li></ul>Experience:<ul><li>Property maintenance: 1 year (Preferred)</li></ul>Ability to Relocate:<ul><li>Casper, WY 82601: Relocate before starting work (Required)</li></ul>Work Location: In person
