Cooling Hawaii LLC Project Manager 


Primary Function
Provide overall project management &amp; direction; plan, develop, coordinate, and manage HVAC construction activities for a large project or several small to medium sized projects; develop new business opportunities relative to a particular Client, group of Clients or geographical area and generate bid proposals as required. 


Preferred Experience
<ul>
<li>5 Years Project Management Experience</li>
<li>5 Years&rsquo; experience in the HVAC Industry</li>
<li>BS Construction Management or equivalent.</li></ul> 


Principal Responsibilities
<ul>
<li>Supervise total HVAC installation effort to ensure project is constructed in accordance with design, budget and schedule. Includes interfacing with client representatives, AE representatives, other contractors, etc.</li>
<li>Monitor/control construction through administrative direction of on-site, investigate potentially serious situations, and implement corrective measures.</li>
<li>Respond in a timely fashion to all customer/client inquiries. Provide timely schedule and other communication and updates to clients/customer/ownership.</li>
<li>Plan and organize key field staff and labor through field operations manager, superintendent, or lead HVAC installer.</li>
<li>Manage expectations of all field employees and designated project coordinators on your assigned projects and uphold all core values, vision and the core focus of the company.</li>
<li>Build key relationships with clients, suppliers, investors, etc. and find the best sales opportunities that will give the company the margins needed to grow the company in the direction laid out.</li>
<li>Manage the budget for the company by analyzing the profit &amp; losses weekly, monthly, quarterly, etc. and take preventative and corrective actions to maintain the budget and keep the business profitable.</li>
<li>Continuously learn the current status of the HVAC industry and market; Keep up to date with the changing innovative technology; Use that knowledge to adapt and acquire more profitable business for Cooling Hawaii by creating value-adds for our clients, suppliers, and partners.</li>
<li>Create and maintain accurate and detailed customer records in company software systems, including monthly billings, project forecasts, spending to budget, and project schedules.</li>
<li>Interface with company departments, such as Accounting, Purchasing, Inventory, Estimating, Operations, HR, etc., as required to resolve problems, ensure quality of construction, etc. in support of overall project schedule.</li>
<li>Represent company in project meetings and maintain upmost positive and professional representation of company and timely communication to clients and subordinates.</li>
<li>Manage financial aspects of contracts (materials and equipment procurement, fee payment, rental equipment, income/expenses, etc.) to protect company&rsquo;s interest and simultaneously maintain good relationship with Client.</li>
<li>Complete and maintain Project Templates, including Proposals, Schedule of Values, Scope of Work, Material Vendor Vetting Report, Change Order Log, etc.</li>
<li>Review Accounts Receivables reports with the support of Accounting and follow up with clients for contract payments.</li>
<li>Assess scopes of work and resources required to successfully complete revised/added scopes and prepare RFIs and complete estimates for change orders with detailed review of proposal specifications, drawings, takeoff information, contracting, and the like. Ensure timely submission/delivery to client representatives for approval.</li>
<li>Plan, coordinate and supervise onsite functions (scheduling, engineering, material control, etc.).</li>
<li>Work with onsite administrative staff in accounting, purchasing, inventory, etc. to accomplish project and company goals.</li>
<li>Supervise HVAC employees and/or other contractors as required by the contract.</li>
<li>Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required.</li>
<li>Assume responsibility for productivity of labor, efficient use of materials &amp; equipment, and contractual performance of the project.</li>
<li>Perform other job-related duties, as required.</li>

Skills, Knowledge, Qualifications, Experience
<ul>

<li>Has the ability to read plans and specs and assist Project Manager and/or Estimator with take-offs.</li>
<li>AutoCAD, Autodesk Takeoff, or STACK experience is a PLUS.</li>
<li>Is trustworthy and maintains confidentiality at all times.</li>
<li>Has a service orientation; is actively looking for ways to help people. Communicate effectively with internal and external clients,</li>
<li>Demonstrates a team-focused approach when working with operations in order to deliver quality work and meeting deadlines.</li>

Qualifications and Education Requirements:
<ul>
<li>Educational and experience requirements include: 4-year Bachelor&rsquo;s degree, especially in mechanical engineering, electrical engineering, civil engineering, business administration, or construction management a plus</li>
<li>5 years&rsquo; experience in the HVAC/Electrical/Construction Industry</li>
<li>5 years&rsquo; construction engineer experience or equivalent combinations of training and experience.</li>
<li>Must be proficient with Microsoft Office applications (EXCEL, Word, Outlook, Project)</li>
<li>Experience with Construction Project Management Software</li>
<li>Good communications and writing skills required.</li>
<li>Planning and organizational skills are required in order to prioritize and manage multiple tasks simultaneously.</li>
