<div>Overview:

Responsible for performing requested interior/exterior painting of the grounds, facilities, and amenities of the Condominium or Homeowners Association (HOA) and reports to the Maintenance Supervisor or Property Manager.</div><div>
The Painter also provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service as it relates to this function. This includes working interdepartmentally, as well as, with our external customers.</div>
Responsibilities:
<div><b>

Reviews and completes work orders assigned by Maintenance Supervisor or Community Association Manager.</li><li>
Routinely inspects community and advises supervisor of any issues or makes corrections.</li><li>
Utilizes and maintains equipment in a proper, safe and effective manner.</li><li>
Maintains working relationships with community staff.</li><li>
Painting or touch up of all common areas as needed.</li><li>
Maintains records and other maintenance reports as directed by supervisor.</li><li>
Reports need for major repairs to Community Association Manager Maintenance Supervisor.</li><li>
Assist with hurricane preparation of property.</li><li>
Ensures all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements, including understanding of MSDS requirements.</li><li>
Other Duties</li><li>
May be assigned other duties by Community Association Manager.</li></ul>
Qualifications:
<div><b>
Education/Training/Certifications/Licenses:</b></div><div>
High school diploma or equivalency preferred.</div><div><b>
Experience/Knowledge/Skills:</b></div><div>
Requires a minimum of (2) year&rsquo;s general experience in painting, building trades, repair, and maintenance or handy work. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.</div><div><b>
Computer literacy:
</b></div><div>Intermediate command of computer hardware/software is required.</div><div><b>
Language requirements:</b></div><div>
Multiple language fluency may be required or preferred, depending on community.</div><div><b>
Travel and availability requirements:</b></div><div>
May be required to travel for training sessions off-site on an ad-hoc basis.</div><div>
Ability to work extended hours and weekends if needed. Ability to respond to emergencies and callouts in a timely manner during on-call rotation or as directed by supervisor.</div><div><b>
Physical Requirements:
</b></div><div>Ability to lift 50lbs. following appropriate safety procedures: Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of the spoken and written. Ability to quickly and easily navigate property/buildings are required to meet the job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirement. Ability to climb ladders and work at heights above ground level (maximum 12-16 ft).</div><div>

Working Conditions:</b></div><div>

<div>Overview:
<p>
The Administrative Assistant provides a wide variety of administrative support services for the Condo Association, including support and assistance to the management office.</p><p>
The Administrative Assistant provides exemplary service in a manner consistent with the Castle Group's values and mission. He or she performs all responsibilities while demonstrating outstanding customer service skills as a representative of Castle Royal Service.</p>
Responsibilities:

Answers telephones promptly and assists residents with questions and concerns.</li><li>
Tracks resident issues to enable Property Manager to identify major problems or trends.</li><li>
Maintains Association files, mail, binders, and office supply inventory.</li><li>
Creates/posts newsletters and notices. Assists the manager with updating the website as needed.</li><li>
Maintains homeowner roster, database, mail instructions, and homeowner files.</li><li>
Assists in reviewing leases, if applicable, and processing new owner approval and interview packages.</li><li>
Review receivable reports and assist the property manager in forwarding collection packages to counsel.</li><li>
Inputs/Processes/Closes work orders as required for landscape, maintenance, housekeeping, etc.</li><li>
May be responsible for the processing of Association expense checks.</li><li>
Records miscellaneous income in assigned software.</li><li>
Assists residents with account balance inquiries. Researches discrepancies, processes overpayment refunds, and processes owner credits and charges as instructed by the Property Manager.</li><li>
Process ARCs and assist residents in booking amenity reservations.</li><li>
Assists residents with access control requests (new fob, gate remotes, transponders, etc).</li><li>
In the absence of a Covenants Coordinator, conduct the following:</li><li>
Inspect the community on a recurring schedule as determined by the Association. Update all inspection data into the assigned compliance system, including issuing and closing out with consistent enforcement, ensuring completion</li><li>
Upload violations to the Production folder for mail-outs daily.</li><li>
Respond to resident inquiries with the information necessary to correct the violation in a timely manner.</li><li>
Ensures all safety precautions and procedures are followed while performing duties.</li><li>
Other duties and responsibilities as assigned by the Property Manager.</li></ul>
