The Director of Purchasing oversees the Division's operation, managing all vendor relationships and processes for bidding, bid analysis, and contract negotiation. The Director of Purchasing is responsible for managing a purchasing team, including purchasing agents and purchasing coordinators.</div><div>
</div><div><b>
Your Key Responsibilities Include:</b></div><div>
</div><ul><li>
Assist in all project management oversight to assist in quality assurance and maintain schedules in production.</li><li>
Train field personnel in supply management, subcontractor scheduling, cost override controls, negotiations, and dispute resolution.</li><li>
Oversee all purchasing, including determination and enforcement of all departmental processes and procedures.</li><li>
Determination and implementation of project specifications and scopes of work.</li><li>
Approval of all contracted Trades, master negotiations, and insurance compliance.</li><li>
Subcontractor recruitment, relations, and assignments.</li><li>
Rebate Agreement tracking and implementation.</li><li>
Project budgeting, actual &amp; forecasting, and approvals.</li><li>
Oversee bidding process, review bid spreads, and award contracts.</li><li>
Pre-project plan review, consult with architects &amp; engineers.</li><li>
Review and code all field purchase orders and oversee distribution.</li><li>
Perform other duties as needed or assigned.</li></ul><div></div><p><b><br>
What You Have:</b></p><ul><li>
Very knowledgeable about New Home construction.</li><li>
Excellent verbal and written skills.</li><li>
Detail-oriented and able to multi-task while meeting various deadlines.</li></ul><div>

Your Education and Experience:</b></div><div>
</div><ul><li>
A Bachelor's degree or equivalent combination of education and experience is required.</li><li>
At least 5 years of experience as a Purchasing Manager or Agent.</li><li>
Homebuilder purchasing experience required.</li><li>
OSHA 10/30 Construction qualification preferred.</li><li>
NewStar: Constellation Software experience a plus.</li></ul><div></div><p><b><br>
