As an FGMC member of the Service Team, the Entry Level Technician primarily completes service requests including participation in an emergency after hours on-call rotation schedule, assists in make ready of vacant apartments homes, and performs preventive maintenance as directed by Maintenance Manager.Major Functions of the Job Include:Clean and maintain both interior and exterior spaces, including work areas, maintenance shop, walk ways, hallways, leasing office. Empty and clean trash and garbage containers, transport trash and large items to designated areas of the property. Clean out vacant apartments and assist with turning units if needed. Prepare surface and perform painting projects as assigned.Prepare vacant apartments for move-in. Make all repairs/replacements (sinks, toilets, blinds, etc.) necessary for apartment to be occupied Apply touch-up paint/drywall as needed. Install appliances such as stoves, refrigerators, window units etc.Must have own tools and reliable transportation. A minimum of 2 yrs of maintenance experience, preferable in the property management field.Must be a team player!!!!!!Responsibilities<ul><li>Perform routine inspections and preventative maintenance on machinery, HVAC systems, refrigeration units, and other equipment to prevent breakdowns</li><li>Troubleshoot and repair appliances, HVAC/R systems, refrigeration units, and mechanical components using schematics and technical manuals</li><li>Conduct service repairs on air conditioning units, heating systems, and related mechanical equipment to ensure efficient operation</li><li>Read and interpret schematics, blueprints, and technical diagrams to diagnose issues accurately</li><li>Assist with construction or renovation projects related to facility maintenance as needed</li><li>Lead small teams or coordinate with contractors during complex repairs or upgrades to ensure safety and quality standards are met</li><li>Maintain detailed records of maintenance activities, repairs performed, parts used, and inspection reports to ensure compliance and accountability</li></ul>Join us in delivering exceptional maintenance services that keep our operations running efficiently! Pay: $20.00 per hourJob description:Job Summary Apply maintenance skills and customer service skills to ensure overall maintenance of the property to ensure that all physical aspects of the property. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Work may be per- formed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity.Work Experience: minimum 3-4 years of prior apartment maintenance experience License/Certifications: EPA HVAC certification is required. A valid driver&rsquo;s license and reliable transportation Minimum tools required: Standard tools such as: hammer, screwdrivers, pliers, wrench, drill, etc.Primary Responsibilities Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion. Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist. Maintain the exterior grounds of the property and conduct seasonal duties icy walk ways and stairs. Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction. Prepare for inspections. Schedule outside contractors for projects, if necessary. Attend staff meetings as required or requested. Reliable transportation and valid driver&rsquo;s license required to meet essential requirements of job responsibilities Being on-call for emergency service, rotating with other staff members Other responsibilities as assigned by Maintenance Manager or Property Manager.Essential Skills and Abilities Administrative Skills &ndash; ability to understand the Company&rsquo;s policies and procedures, track materials used for inventory purposes, sign-in/sign-out unit keys. property at resident functions.
