<div></div><div><b>What You&rsquo;ll Own:</b></div>
<ul><li>Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.</li>
<li>Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.</li>
<li>Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.</li>
<li>Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.</li>
<li>Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.</li>
<li>Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.</li>
<li>Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.</li>
<li>Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.</li>
<li>Maintain the required uniform and ensure a professional and approachable appearance at all times.</li>
<li>Perform other responsibilities as assigned by management.</li>
</ul>
<div></div><div><b>What You&rsquo;ll Bring:</b></div>
<ul><li>High school diploma or equivalent required.</li>
<li>Basic English communication skills to follow instructions and interact with residents and team members.</li>
<li>Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.</li>
<li>EPA Certification (Type I and II) preferred; may be required in some locations.</li>
<li>Basic computer skills, including the ability to use maintenance management software and email systems.</li>
<li>Strong problem-solving skills and ability to communicate effectively with residents and team members.</li>
<li>Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.</li>
<li>Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.</li>

Maintenance Technician

<div><div><b>What You&rsquo;ll Do:</b></div>
<div>As a Maintenance Supervisor, you&rsquo;ll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You&rsquo;ll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources and direction to be engaged and successful. You will also spend approximately 75% of your time in the field performing maintenance related tasks. This is a full-time, position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.</div>

<div></div><div><b>What You'll Own:</b></div>
</div><ul><li>Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.</li>
<li>Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and participating in the daily completion of work orders.</li>
<li>Knowledge of and ability to supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to: HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.</li>
<li>Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.</li>
<li>Manage and execute the turnover of units and make-readies for new residents.</li>
<li>Execute the property&rsquo;s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.</li>
<li>Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.</li>
<li>As needed, assist our Facilities team in the coordination all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.</li>
<li>Responsible for overall organization and cleanliness of work areas and maintenance shops.</li>
<li>Participate in on call emergency duties.</li>
<li>Other duties as directed and assigned.</li>
</ul>

<ul><li>High school degree or equivalent required, bachelor&rsquo;s degree preferred.</li>
<li>At least 2 years&rsquo; experience in a student housing, conventional multi-family apartment maintenance field required.</li>
<li>Previous supervisory experience strongly preferred.</li>
<li>EPA Certification (Type I and II) required.</li>
<li>CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.</li>

<li>Confidently close the leasing process by addressing objections, highlighting benefits, and securing commitments.</li>
<li>Manage leasing inquiries by responding quickly and effectively through phone, email, or in person, ensuring all communication occurs within 24 hours.</li>
<li>Enter and maintain accurate lead information in Entrata and proactively follow up with prospects through warm calls, emails, or letters.</li>
<li>Develop a deep understanding of site leasing trends, traffic patterns, and product availability to effectively guide prospects toward leasing decisions.</li>
<li>Ensure the office, model units, clubhouse, and all common areas along the tour route are impeccably maintained, reporting any issues to the appropriate team member.</li>
<li>Participate in community marketing initiatives, outreach efforts, and resident event planning and execution.</li>
<li>Guide prospects through the application process, ensuring compliance with screening procedures and accuracy in lease execution.</li>
<li>Collect move-in related fees and ensure all paperwork and funds are properly handled.</li>
<li>Provide exceptional customer service by addressing resident inquiries, processing service requests, and assisting with day-to-day resident needs.</li>
<li>Maintain and manage the community waitlist, communicating updates with prospects as needed.</li>
<li>Perform other duties as assigned.</li>
</ul>

<ul><li>High school diploma or equivalent required.</li>
<li>Willingness to obtain all licenses and/or certifications required by State or Local jurisdictions including but not limited to PA, IL, NJ and IA.</li>
<li>Previous leasing and sales experience preferred; experience in multifamily or student housing is a plus.</li>
<li>Strong computer literacy and the ability to learn new systems quickly</li>
<li>Familiarity with property management software such as Entrata, OneSite, or RealPage preferred.</li>
<li>Intermediate proficiency in Microsoft Excel, including formulas, sorting, and filtering, is a plus.</li>
<li>Ability to participate in emergency duties as needed.</li>
