What We Are Looking For:

We are seeking a skilled Roving Maintenance Technician to join our team for the San Diego Conventional (North County) area, San Diego, CA. As part of our maintenance team, you'll play a crucial role in ensuring the operational excellence and curb appeal of the apartment community, delivering superior service to our residents, and supporting the maintenance team in all aspects of Property Management Maintenance to include upkeep, repairs, and turnovers for multiple properties.
This is a full-time position with full benefits. Pay range: $30.00 - $34.00 per hour.

Key Responsibilities:
<ul>
<li>Perform routine preventative maintenance on equipment and systems, including HVAC, plumbing, electrical, and appliances, to ensure optimal performance and reduce downtime.</li>
<li>Address resident service requests related to apartment maintenance, including plumbing, electrical, HVAC, and appliance issues, ensuring all issues are resolved quickly and professionally.</li>
<li>Oversee turnovers, conducting inspections, repairs, and cleaning to prepare units for new residents, ensuring each apartment is move-in ready.</li>
<li>Maintain the community&rsquo;s curb appeal, including landscaping and exterior maintenance, to ensure the community reflects high standards of cleanliness and attractiveness.</li>
<li>Support a team-oriented culture by collaborating with other technicians, contractors, and property management team members in the upkeep of the multi-family complex.</li>
<li>Participate in an on-call rotation to provide after-hours emergency maintenance services as needed.</li>
<li>Ensure compliance with safety regulations and operational standards in all maintenance activities.</li>
<li>Ability to drive locally for business purposes pertaining to property management maintenance.</li>
<li>Other duties as required.</li>
</ul>
 Who You Are: (Requirements of the Position)
<ul>
<li>Experience: Minimum of 1-2 years of hands-on experience in apartment maintenance or equivalent, including proficiency in plumbing, electrical systems, HVAC, appliance repair, and general carpentry.</li>
<li>Technical Skills: Ability to operate and maintain various hand tools and power equipment, such as drills, saws, grinders, electrical testers, HVAC systems, and plumbing tools.</li>
<li>Problem-Solving Skills: Strong troubleshooting abilities to quickly assess and resolve maintenance issues, ensuring minimal disruption to residents.</li>
<li>Communication: Excellent verbal and written communication skills to interact with residents, team members, and vendors effectively.</li>
<li>Customer Focus: A passion for delivering exceptional service to residents and creating a positive living experience.</li>
<li>Flexibility: Willingness to work a flexible schedule and participate in an on-call rotation to handle apartment maintenance emergencies.</li>
<li>Ability to lift up to 50 lbs.</li>
<li>Possess a valid driver&rsquo;s license and proof of automobile liability insurance coverage.</li>

What We Are Looking For:

We are seeking a Business Manager (Assistant Community Manager) to support the day-to-day operations of our tax credit-lease-up apartment community at Osgood Apartments in Fremont, CA. This role will involve both on-site accounting and leasing responsibilities, with the Business Manager also acting as the person-in-charge when the Community Manager is absent.

This is a full-time position with full benefits. Pay range: $28.00 - $29.00 per hour plus housing available (Studio Apartment).

Key Responsibilities:
<ul>
<li>Manage the financial operations of the apartment community, including accounts payable, accounts receivable, and processing rent payments.</li>
<li>Support the Community Manager with all aspects of asset management, including the implementation of budgets, financial reports, and cost control measures.</li>
<li>Oversee the leasing process for available apartments, from initial inquiries to move-ins, ensuring a smooth and positive experience for new residents.</li>
<li>Maintain and update accurate resident files, ensuring compliance with company policies and regulations.</li>
<li>Assist with marketing and advertising to fill vacancies in the apartment community.</li>
<li>Ensure that the community is operating at maximum occupancy by engaging with prospective residents, conducting apartment tours, and processing applications.</li>
<li>Handle resident relations by addressing concerns, providing excellent customer service, and fostering a positive living environment.</li>
<li>Ensure that all leased apartments are properly documented and maintain accurate move-in/move-out records.</li>
<li>Collaborate with the Community Manager to enforce community policies and regulations, ensuring compliance with fair housing laws and housing guidelines.</li>
<li>Perform general office tasks including scheduling, answering resident inquiries, and managing resident communication.</li>
<li>Assist with organizing resident events and building community relationships.</li>
<li>Be prepared to assume the role of person-in-charge in the absence of the Community Manager, ensuring the continued smooth operation of the community.</li>
<li>Other duties as assigned.</li>
</ul>
Who You Are: (Requirements of the Position)
<ul>
<li>You have 1-2 years of experience in tax credit / lease-up property management.</li>
<li>You have a strong understanding of the day-to-day operations of a multi-family apartment community, including leasing, financial reporting, and resident services.</li>
<li>You have demonstrated success in maintaining high occupancy rates in apartment communities.</li>
<li>You can provide exceptional customer service and can effectively multitask in a fast-paced environment.</li>
<li>You have excellent communication skills, both verbal and written, with the ability to interact with residents, vendors, and team members professionally.</li>
<li>You have proficiency in MS Word, Excel, and Outlook; experience with Yardi and/or MRI is a plus.</li>
<li>You are physically able to lift and carry items weighing up to 25 pounds.</li>
