We strive to create welcoming and enjoyable living environments for all residents, ultimately driving income growth for property owners.JOB SUMMARY:The Assistant Property Manager for HUD/LIHTC property assists Property Manager with managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for assigned residential property.CLASSIFICATION: Full-Time, Hourly/Non-ExemptSHIFT: Monday - Friday 9 am-5 pmCOMPENSATION: $15-$18 per hour, eligible for Monthly CommissionsESSENTIAL DUTIES:1. Assist Property Manager in managing day-to-day operations.<ul><li>Ensure all monies received are deposited and recorded on a daily basis and confirm proper bookkeeping procedures.</li><li>Promptly respond to resident concerns, comments, and/or complaints.</li><li>Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident.</li><li>Inspect make-ready apartments prior to move in.</li><li>Maintain and/or create a resident renewal program to encourage resident retention.</li></ul>2. Assist with management of property maintenance with the assistance of the maintenance team.<ul><li>Assist in managing requests for repairs and maintenance and evaluate timely completion of work orders.</li><li>Monitor electric, water, and gas usage on the property.</li></ul>3. Manage and monitor rental collection.<ul><li>Ensure rent and other charges are collected timely and posted daily.</li><li>Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings.</li><li>Assess move-out condition of apartments and have a final account statement sent with the final disposition.</li></ul>4. Manage, create, and monitor marketing activities.<ul><li>Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.</li><li>Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.</li></ul>5.
