<div>TITLE: Project Manager, Construction II
LOCATION: Dallas, TX
POSITION SUMMMARY:
As Project Manager, Construction II you will be responsible for providing leadership and driving success of multiple facets of data center projects. The position covers all aspects of construction. Areas of expertise require autonomy and independent discretion in the following areas:
ESSENTIAL DUTIES AND RESPONSIBILITIES:
<ul><li>RFP development and budgeting</li>
<li>Pre-bid oversight and coordination</li>
<li>Managing all design phases and documents</li>
<li>Conduct project meetings, publish, and distribute minutes, develop milestones, and maintain monthly reports.</li>
<li>Manage day-to-day office and field operations.</li>
<li>Review the plans and specifications for constructability and construction schedules. Advise the project team of any issues or deficiencies.</li>
<li>Prepare, manage, and update the detailed project schedule with sequence and activity duration including procurement items.</li>
<li>Customer engagement for sales and fulfillment of requirements</li>
<li>Coordination and supervision of design-build contractors</li>
<li>Coordination with internal stakeholders and subject matter experts</li>
<li>Oversight of physical construction activities</li>
<li>Participation in commissioning</li>
<li>The management of close out and hand-off of physical data center and project documents to customer</li>
<li>Collaborate with the design team, operators, and clients.</li>
<li>Submit monthly project financial reporting, including forecasting, cash-flow, etc.</li>
<li>Review monthly contractor billing and perform job walks to substantiate progress.</li>
<li>Keeps all relative parties informed of progress throughout the life of the project.</li>
<li>Develop, manage, maintain, and assist with contract negotiation of new and existing vendors.</li>
<li>Oversee RFI and Submittal Review Process.</li>
<li>Manage the Change Order Process with Owner and Subcontractors.</li>
<li>Manage input and delivery of work products from internal team members to ensure that new data center spaces comply with the project requirements, customer requirements, all engineering standards, applicable codes, and specifications.</li>
<li>Understand project budget/estimate and budget set-up.</li>
<li>Develop and understand trade contractor and supplier contract scopes, with a constant focus on procurement and lead-time of materials to maintain schedule.</li>
<li>Develop, document, and drive lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle.</li>
<li>Work closely with the proposal team to coordinate design criteria with budgetary issues and ongoing maintenance and operation of existing facilities.</li>
<li>Awareness of the importance of mission-critical facility operation</li>
<li>Safety standards knowledge and enforcement. (OSHA 30 Hour preferred)</li>
<li><ul><li>Schedule shifts may incl nights/weekends as per bell curve requirements</li></ul></li>
<li>Additional duties may be assigned as project needs adjust at Management&rsquo;s discretion.</li>
</ul>
QUALIFICATIONS:
Education/Experience (Desired):
<ul><li>Bachelor of Science in Construction Management, or a similar field, or equivalent experience</li>
<li>Construction/Engineering/Architectural degree a plus</li>
<li>5-7 years of experience in managing construction projects required</li>
<li>Datacenter experience is preferred</li>
<li>Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management is a requirement.</li>
<li>Must be a US Citizen</li>
</ul>
Computer Skills:
<ul><li>Competency in Microsoft Office applications, including Word, Excel, Outlook, and Teams</li>
<li>Proficient in PROCORE</li>
</ul>
Certificates and Licenses:
<ul><li>No certificates or licenses required</li>
</ul>
Supervisory Responsibilities:
Supervise one or more Superintendent or Project Coordinator or Assistant Project Manager
Travel Required: 30-50%
