One of our residential properties in the stadium district is looking for a Facilities and Maintenance Manager to oversee all facility and maintenance operations. The property is 116 units.Position SummaryThe Facilities &amp; Maintenance Manager is responsible for the overall care, maintenance, and operation of our residential condominium property, systems, and vendor contracts. This role ensures the building is safe, well-maintained, and welcoming for owners and residents.In addition to coordinating vendors and contractors, the Facilities &amp; Maintenance Manager is expected to perform routine maintenance tasks (e.g., light bulb replacement, paint touch-ups, minor fixes, and equipment troubleshooting). The role balances hands-on work with day-to-day operations, conducts end to end vendor management, and open communication with owners/residents, the Community Association Manager, and the Board of Directors.Salary: Starting at $23.65 per hour plus 2-bedroom unit &amp; Owner Service&#9679; Serve as a visible, approachable primary point of contact for owners and residents.&#9679; Communicate promptly, clearly, and professionally, explaining not just &ldquo;what&rdquo; but &ldquo;why&rdquo; when enforcing rules.&#9679; Identify and take-action to implement and enforce community Rules and Regulations.&#9679; Create a welcoming and solution-focused atmosphere while keeping the Board&rsquo;s long-term mission in view.&#9679; Maintains a highly-organized and clutter free workspace/office, maintenance shops and common areas.Facilities &amp; Operations&#9679; Perform routine maintenance tasks (touch-up painting, replacing lightbulbs, minor plumbing/electrical, small repairs).&#9679; Oversee and maintain accurate records of all building systems and preventive maintenance (HVAC, plumbing, elevators, fire safety).&#9679; Develop and maintain standard operating procedures for ongoing maintenance.&#9679; Conduct regular building walks to proactively identify and address any issues.Vendor &amp; Contract Management&#9679; Manage service contracts (janitorial, landscaping, maintenance).&#9679; Monitor vendor performance and ensure quality/compliance.&#9679; Obtain and negotiate bids for approved projects and/or work within scope of role, balance cost-effective with quality options.&#9679; Approve work within budget guidelines and coordinate with the Community Manager on invoices.Project Management&#9679; Apply project management skills to oversee and execute building-related initiatives, ensuring they are completed on time, within budget, and to the required quality standards.&#9679; Manage projects ranging from routine maintenance to minor renovations, coordinating staff, vendors, and resources effectively.&#9679; Track progress, anticipate challenges, and proactively communicate updates and recommendations to the Board and Community Association Manager.&#9679; Integrate project management principles into daily operations to ensure all tasks, from preventive maintenance to larger building initiatives are planned, organized, and executed efficiently.Safety &amp; Emergency Preparedness&#9679; Ensure compliance with OSHA and local, state, and federal regulations.&#9679; Act as Fire Life Safety Director; oversee testing and maintenance of fire, sprinkler, alarm, and emergency generator systems.&#9679; Act as the on-site contact for emergencies, coordinating with first responders and guiding residents per protocol.Reporting &amp; Board Communication&#9679; Provide monthly written reports on building operations and project updates.&#9679; Attend Board meetings to present updates, answer questions, and make recommendations.&#9679; Maintain ongoing communication with Board leadership and the Community Association Manager.&#9679; Share resident communications regarding projects, construction, or emergent issues proactively.QualificationsExperience&#9679; 3+ years of facilities management, property management, and/or related building operations experience.&#9679; Supervisory experience managing teams of 3 or more staff.&#9679; Proficient in project management principles, including planning, budgeting, scheduling, and quality oversight.&#9679; Proven excellence in customer service and administration.&#9679; Work independently and provide leadership in times of uncertainty.&#9679; Experience performing routine maintenance tasks and coordinating vendor work.&#9679; Demonstrated ability to maintain financial records and use good judgement in ambiguous situations.Skills &amp; Knowledge&#9679; Excellent conflict resolution skills with clear communication and interpersonal skills.&#9679; Knowledge of project management principles and preventive maintenance practices.&#9679; Highly organized with strong attention to detail.&#9679; Proficient in Microsoft Office Suite (Excel, Outlook) and able to learn new building/security software.&#9679; Ability to train, develop, and motivate staff.&#9679; Strong problem-solving and analytical skills.Physical &amp; Environmental Requirements&#9679; Able to lift up to 50 lbs.&#9679; Willingness to work outdoors in varying conditions (e.g., snow removal, leaf blowing).&#9679;
