Purchasing Manager &ndash; Key ResponsibilitiesVendor Management<ul><li>Pre-qualify subcontractors and suppliers, including verification of insurance and CSLB licensing.</li><li>Solicit bids, negotiate pricing, and perform bid leveling to ensure accurate comparisons.</li><li>Prepare and present vendor selection recommendations for leadership approval.</li><li>Issue, manage, and update subcontractor agreements and purchase orders.</li><li>Conduct vendor onboarding (insurance documentation, W-9s, portal setup, etc.).</li><li>Maintain vendor relationships and assist with quality or warranty issues in partnership with field teams.</li></ul>Cost Control &amp; Budgeting<ul><li>Set up, maintain, and monitor direct construction costs in Hyphen/BRIX, including per plan and elevation budgets.</li><li>Provide internal cost pricing for home options for use by the Sales department.</li><li>Monitor option cost changes and obtain approvals for all price increases.</li><li>Prepare and analyze direct cost reports, cost variances, and budget forecasting data.</li><li>Track and evaluate cost impacts of blueprint revisions, specification changes, and municipal requirements.</li></ul>Scope &amp; Contract Integrity<ul><li>Develop, own, and maintain all scopes of work for each trade.</li><li>Ensure scopes align with QA standards and cross-trade accountability.</li><li>Manage specification books and standard community construction documentation.</li><li>Coordinate with vendors and superintendents to correct scope gaps, quality issues, and recurring deficiencies.</li></ul>Field Support &amp; QA Collaboration<ul><li>Participate in company QA walks and collaborate with superintendents to validate trade performance.</li><li>Coordinate corrective action with vendors where workmanship or scope compliance fails.</li><li>Support the construction team with material availability issues or supplier escalations.</li></ul>Systems &amp; Reporting<ul><li>Maintain cost codes, bid packages, and contract items within Hyphen/BRIX and BuildPro.</li><li>Use Microsoft Excel to develop tracking tools, cost models, budget reports, and bid comparisons.</li><li>Produce regular reporting for cost forecasting, budget performance, and community profitability.</li></ul>Leadership &amp; Future Growth<ul><li>Operate initially as an independent department lead.</li><li>Help define purchasing processes, policies, and tools for company scalability.</li><li>May supervise purchasing assistants as the department grows.</li></ul>This position will also be eligible for $500/month in vehicle stipend as well as a $100/month phone reimbursement.Job Type: Full-timePay: $80,000.00 per yearBenefits:<ul><li>Health insurance</li></ul>Work Location: In person
