Vendor Coordination and Contract Management:</b></p><ul><li>
Prepare contract paperwork for new Preferred Partners, contact Preferred Partners and work through the contract process, publish signed documents, update as needed and deliver signed documents to the Regional Purchasing Team</li><li>
Collect waiver/lien releases</li><li>
Train Preferred Partners on our processes</li></ul><p><b>
Order Processing and Issue Resolution:</b></p><ul><li>
Research and escalate variance issues</li><li>
Creating extra orders, back-charges and returns</li><li>
Work with Preferred Partners to solve payment questions</li><li>
Preferred Partner job re-assignments</li><li>
Placing orders and following up on orders as needed</li><li>
Support National Strategic Sourcing Team with data needed to submit for rebates</li></ul><p><b>
Operational Support and Reporting:
</b></p><ul><li>Interface with Construction Field Supervisors, Preferred Partners, and Management to assist in starts process support</li><li>
Weekly and monthly reports as needed</li><li>

Qualifications</b></h4><div><ul><li>
Experience working in a homebuilder's purchasing department preferred</li><li>
Highly organized, with the capacity to manage multiple tasks and priorities efficiently</li><li>

Purchasing Specialist

The Purchasing Agent is a strategic role responsible for overseeing comprehensive category management and sourcing programs at the Division level. This position involves managing cost categories, negotiating contracts, managing the bid process with Preferred Partners, demonstrating knowledge of building regulations, and maintaining quality standards.</p><p><b>
Job Responsibilities:</b></p><p><b>
Category Management:</b></p><ul><li>
Responsible for the accuracy of hard costs for assigned categories</li><li>
Coordinate with the National Category Management Team</li><li>
Establish and maintain a Category Management Program for assigned categories</li><li>
Establish and maintain a Sourcing Program for assigned categories</li><li>
Review warranty issues with Preferred Partners</li><li>
Manage Curated Programs with Preferred Partners</li><li>
Scope of Work management with internal and external teams for assigned categories</li><li>
Coordinate engineering as needed per category</li><li>
Implement redline plan changes and communicate to Preferred Partners, be part of the team that walks new floor plans and work together to improve the value and design</li><li>
Works with Division Operations Team on lot unique walks and processes</li></ul><p><b>
Contract Negotiation and Bid Management:</b></p><ul><li>
Negotiate contracts and model discounts for select categories</li><li>
Maintain item pricing and report unit pricing to Regional and National Teams</li><li>
Manage the bid process from request for proposal to cost submittal</li><li>
Analyze bid proposals to ensure they are complete and comparable. Negotiate contracts to ensure the best pricing and performance. Present findings to the Division Director of Purchasing for final approval</li></ul></div><h4 class="jobSectionHeader"><b><br>
Qualifications</b></h4><div><ul><li>
2+ years in residential construction operations or purchasing preferred</li><li>
Excellent negotiation skills with demonstrated success in this area</li><li>
Strong math and MS Excel computer skills are essential; exposure to JD Edwards beneficial</li><li>
Bachelor&rsquo;s degree in Business, Construction Management, Civil Engineering or related experience preferred</li><li>
Ability to read and thoroughly understand residential blueprints</li><li>
An ideal candidate will also possess the following intangibles: naturally curious, self-directed, adaptable to change, disciplined work habits, good organizational skills</li></ul></div><h4 class="jobSectionHeader"><b><br>
