Position Title: Construction Manager II
Position Location: Location varies by assignment. 75&ndash;100% travel across the U.S. unless assigned to an extended project. Must be located near a major US airport. 
Job Summary
The Construction Manager II (CMII) acts as the contractor and/or owner&rsquo;s representative throughout all phases of a construction project, ensuring that scope, schedule, budget, quality, safety, and compliance objectives are met. This role integrates Owner&rsquo;s Representative and Construction Management responsibilities, coordinating architects, engineers, contractors, suppliers, and operations stakeholders. The CMII manages projects of complex scope in mission-critical environments, driving the process from pre-construction through turnover and closeout, while providing structured reporting, risk management, and decision support. 
The CMII will receive limited directions on day-to-day work and general instructions on new projects, tasks or assignments. Will execute and assist team leadership on projects, tasks or assignments of complex scope. Will work independently or under limited supervision. 
The CMII will communicate and operate in line with organizational and client goals and values, as well as departmental objectives. 
Essential Functions
Project Leadership &amp; Stakeholder Coordination<ul><li>
Administer contracts and lead project team meetings.</li><li>
Drive issue closure with subject matter experts and project partners.</li><li>
Manage project progression from design through as-built, coordinating, reviewing, and tracking deliverables.</li><li>
Advocate for budget, schedule, and contract oversight, serving as the single point of coordination for owner requirements and program standards.</li><li>
Monitor budget and schedule drivers, surface scope/cost impacts, and recommend mitigation and change control paths.</li><li>
Support contract administration and compliance; participate in bid/evaluation activities and preconstruction planning.</li></ul>
Construction Administration &amp; Field Oversight<ul><li>
Oversee construction administration, tracking submittals and RFI responses.</li><li>
Maintain a proactive issues/risk log; verify design intent and quality expectations.</li><li>
Ensure timely completion of closeout documents and requirements.</li><li>
Provide daily/weekly oversight of trades to verify installations meet drawings, specifications, codes, and owner requirements.</li><li>
Enforce coordination plans and maintainability standards.</li></ul>
Reporting, Communications &amp; Client Experience<ul><li>
Provide concise, regular leadership updates on progress, blockers, risks, and priorities.</li><li>
Curate owner-facing narratives, visuals, and KPIs leveraging the reporting structure (schedule, cost, RFIs, issues, photos).</li><li>
Maintain and grow client relationships; ensure client satisfaction through clear, timely, and professional communications.</li></ul>
Business Development &amp; Program Support<ul><li>
Assist with proposals and presentations; identify and develop follow-on opportunities as a trusted extension of the client team.</li></ul>
Technology, Digital Tools &amp; AI-Enabled Efficiency<ul><li>
Leverage AI-enabled and digital tools to enhance efficiency, reduce manual effort, and support consistent, high-quality work output.</li><li>

Position Requirements (intermediate level for all the following)<ul><li>
Strong working knowledge of commissioning processes for electrical, mechanical, and controls systems in mission-critical environments.</li><li>
Knowledge of industry trends, project management and construction procedures and best practices.</li><li>
Knowledge of materials, methods and the tools involved in the construction of mission critical, commercial buildings or other structures.</li><li>
Knowledge of the importance of the Method of Procedure (MOP) process and work notifications.</li><li>
Skilled in clear, concise communication with both technical and non-technical audiences, with the ability to represent the owner directly with contractors and clients.</li><li>
Skilled in managing schedule inputs and enforcing commissioning standards across multiple stakeholders to ensure successful project execution.</li><li>
Skilled at using construction management software such as Procore.</li><li>
Skilled in completing assignments accurately and with attention to detail.</li><li>
Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management.</li><li>
Ability to leverage AI and emerging technologies to streamline workflows, optimize operational processes, and contribute to company-wide innovation</li><li>
Ability to follow company and site safety requirements.</li><li>
Ability to analyze and prepare documents, reports and correspondence.</li><li>

Ability to relocate within 1&ndash;3 months if required (when 100% travel isn&rsquo;t supported).</li><li>

Position Title: Assistant Project manager &ndash; Level III
Position Location: Remote - work virtually from anywhere in the United States 
Job Summary
This is a position seeking someone who is looking to develop a broad understanding of project execution, from start to end. The Assistant Project Manager is responsible for supporting all aspects of a project with a primary focus on the project deliverables and team management. This person will work as part of the project team and interact closely with the owner, designers, contractors, subcontractors, and other trades on projects in commercial and mission critical environments. 
The Assistant Project Manager will receive general instructions on routine work, detailed instructions on new projects or assignments. May work independently or under immediate supervision. May serve as lead on routine projects of limited scope.

Essential Functions
Assist All Elements of Routine Projects (90%)
Project Coordination<ul><li>
Collaborate with the Project Manager to oversee project schedules, track milestones, and manage workflow to ensure timely delivery of project phases.</li><li>
Act as a liaison between internal teams, clients, and contractors to facilitate seamless communication and resolve issues promptly.</li><li>
Maintain project documentation and organize files, ensuring all stakeholders have access to the most current information.</li></ul>
Construction Administration<ul><li>
Manage and distribute RFIs, submittals, transmittals, and other project-related documentation.</li><li>
Monitor construction progress by maintaining logs and tracking contractor inquiries or responses.</li><li>
Ensure all construction administration tasks are completed in alignment with project specifications and standards.</li></ul>
Revit and Technical Support<ul><li>
Assist with Revit tasks, including creating, editing, and maintaining design models and drawings.</li><li>
Review models for quality and accuracy, ensuring they meet project requirements.</li><li>
Provide drafting support as needed to expedite the preparation of drawing sets for submission.</li></ul>
Meeting and Communication Support<ul><li>
Prepare meeting agendas, take detailed notes, and distribute summaries with clear action items and deadlines.</li><li>
Follow up with team members on assigned tasks and provide reminders for upcoming deadlines.</li><li>
Present project updates to internal stakeholders in a clear, concise manner.</li></ul>
Proactive Task Management<ul><li>
Anticipate project needs by identifying potential risks, bottlenecks, or inefficiencies and suggesting solutions to keep the project on track.</li><li>
Regularly review project workflows and recommend process improvements to enhance team efficiency.</li><li>
Take initiative to address and resolve minor issues independently, escalating more significant concerns to the Project Manager.</li></ul>
Stakeholder Engagement<ul><li>
Build strong relationships with clients, contractors, and vendors to promote collaboration and ensure alignment on project goals.</li><li>
Respond promptly to inquiries from stakeholders, providing accurate and professional communication.</li><li>
Coordinate deliverables and submissions to meet client and regulatory requirements.</li></ul>
Quality Control and Reporting<ul><li>
Perform quality checks on documentation, drawings, and models to ensure consistency and accuracy.</li><li>
Attend site visits and conduct review of existing condition surveys and help with punchlists</li><li>
Assist in preparing status reports and updates for both internal and external stakeholders.</li><li>
Track lessons learned during projects and document them for future reference.</li></ul>
General Administrative Support<ul><li>
Organize and maintain project records, ensuring all information is up to date and accessible.</li><li>
Assist with onboarding new team members by providing project-specific training and guidance on workflows.</li><li>
Support departmental goals by taking on additional responsibilities or participating in firm-wide initiatives as needed.</li></ul>
