<div></div><div><b>Summary and Responsibilities</b></div>
<div>The Property Manager reports directly to the Regional Manager. As the Property Manager, you are responsible for the overall operational efficiency of the community and staff. The Property Manager ensures the asset exceeds occupancy and financial targets, prospect and resident satisfaction, team leadership and development, vendor relations, and overall aesthetic of the community. Positively represents DMA by adhering to quality standards and a customer focused approach.</div>
<ul><li>Works with the support of the Regional Manager and leadership to drive occupancy and renewals, revenue, resident satisfaction, and ensure that community maintains optimal performance.</li>
<li>Responsible for oversight in tracking and updating move-in and move-outs, ensuring that work is completed within 7 days of move-out. Acts when needed to ensure that targets are met or exceeded.</li>
<li>Tour prospects around the community, giving special attention to features/amenities offered, available floorplans, information about the area, resident events, etc. Once in the model, highlight significant details about the unit (appliances, upgraded finishes, textures used, etc.).</li>
<li>Be a resource for residents by displaying a welcoming and engaging attitude. Taking time to understand and resolve issues, etc.</li>
<li>Works with compliance department and leadership to ensure community remains compliant and inspection ready.</li>
<li>Ensure financial targets are achieved through controlled expenditures and assertive collection efforts.</li>
<li>Meet with potential vendors and maintain current vendor relationships.</li>
<li>Obtain proposals for out of warranty work.</li>
<li>Available for emergency situations; advises Regional when not available so all emergencies are addressed.</li>
<li>Responsible for developing community budget, running financial reports, explaining delinquencies and/or variances, reforecasting, etc.</li>
<li>Works in partnership with maintenance to delegate and track work order completion; reporting and notating any delays.</li>
<li>Responsible for following DMA policy and procedures when ordering supplies, staying within budget, and obtaining necessary approvals for items outside of budget.</li>
<li>Responsible for matching invoices to purchase orders, coding, approving and sending to corporate for payment. Tracks payables and updates vendors on any payment issues. Collects necessary information in a timeline manner to ensure that vendors are paid on time.</li>
<li>Acts as a resource to staff by providing leadership and development opportunities through task delegation, DMA sponsored training, and teachable moments. Responsible in tracking all required training for onsite staff.</li>
<li>Responsible for overall development of onsite staff, working with Human Resources to addresses areas of improvement and training deficiencies.</li>
<li>Works under the guidance of Human Resources to address all employee coaching/counseling needs.</li>
<li>Responsible for overall collection and eviction process, ensuring that policies and procedures are followed completely.</li>
<li>Approves timesheets and time off requests no later than the end of the pay period. Tracks overtime to ensure that DMA overtime policy is followed. Addresses all violations of overtime policy immediately. Consults with Human Resources on violation issues.</li>
<li>Works in collaboration with Human Resources on recruiting and interviewing initiatives, following up with Human Resources with feedback within 24 hours.</li>
<li>Other duties as assigned.</li>
</ul><div><b>What you will need to be successful:</b></div>
<ul><li>4+ years in multifamily real estate required</li>
<li>Experience with affordable housing required</li>
<li>PBV experience a plus</li>
<li>HS diploma or equivalent required</li>
<li>Experience using various office equipment (i.e. computer, scanner, multi-line desk phone, fax machine, etc.)</li>
<li>Experience with AppFolio, BlueMood/Redbook, Microsoft Office products (Word, Excel, SharePoint, and Teams), TDHCA, Dropbox, Paycor, and Zoom preferred</li>
<li>Professional skills needed for this role include dedication, ethical, flexibility, honesty, integrity, maturity, reliability, respect, responsibility, self-confidence, and verbal/nonverbal communication.</li>

</ul><div><b>Working Environment/Physical Demands:</b></div>
<div>This role is intermittently sedentary but requires mobility (i.e., standing, climbing stairs, extensive walking around the property, etc.) to tour, show, and inspect apartments daily. This role also requires occasional movements such as pushing/pulling, reaching, stretching, carrying/holding (up to 20 lbs.), etc. Will use repetitive hand-wrist motion while using computer and writing. Must have normal range of vision to read and complete applications, leases, general paperwork and handle computerized duties; hearing and speech to communicate with prospects, residents, vendors, supervisors, and coworkers on the telephone or in person on a regular basis. Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, snow, etc.) when touring communities.</div></div>
