</div><div>The primary role of a Sales Consultant is to demonstrate product features, designs, and benefits to potential homebuyers to capture new home sales. Utilizes sales and marketing techniques, Company guidelines, and knowledge of assigned communities to achieve division and Company goals to ensure customer satisfaction in accordance with Company objectives. Reports to the Region Manager or the Sales Manager if applicable.</div>

</div><p><b>ESSENTIAL DUTIES AND RESPONSIBILITIES</b>:</p>
<ul>
<li>Explores sales leads and prospects received from many sources including newspapers, internet and email, word-of-mouth referrals, telephone contact, distributed sales flyers, etc. to capture new home sales. Builds a list of prospective new homebuyers from sales leads explored and develops new sales leads from appropriate sources.
</li><li>Identify needs of potential homebuyers and matching related solutions.
</li><li>Effectively generates sales by utilizing corporate marketing materials, model homes, local resources and realtor relationships.
</li><li>Serves as primary point of contact for homebuyers from initial meeting through home closing.
</li><li>Prepares and reviews new home sales contracts to ensure accurate pricing and feature selections. Is knowledgeable and can explain contractual documents to customers.
</li><li>Assists in the revision of selections as requested by customers.</li>
<li>Provides pricing information between appropriate departments and potential homebuyers; may communicate estimated delivery dates based on knowledge of the Company's production schedules.</li>
<li>Comparatively shops products of competitors operating in same geographical areas.</li>
<li>Communicates appropriate information to other company personnel (e.g. Production, Design Center, etc.)
</li><li>Attends buyer Builder conference and pre-closing walk-through events.</li>
<li>Maintains inventory flyers and home sites maps when changes occur.</li>
<li>Markets their community offering to prospects and Realtors.</li>
<li>Responsible for identifying home site signage needs and ensuring appropriate supply and installation.</li>
<li>Manages the condition of the model homes and inventory homes and coordinates any maintenance items with the appropriate company reprehensive.</li>
<li>Knowledgeable about financing available and able to calculate payments and out-of-pocket requirements associated with programs offered through preferred lenders.</li>
<li>Trains and mentors other Sales Consultants and Sales Associates as directed by management.</li>

<div></div><div><b>EXPERIENCE, SKILLS, KNOWLEDGE</b></div>
<ul>
<li>Active real estate license
</li><li>Minimum High School or GED required</li>
<li>College degree preferred</li>
<li>Minimum 2 years proven experience in New Home Sales and/or commission real estate sales</li>
<li>Valid driver's license and good driving record</li>
<li>Valid auto insurance coverage</li>
<li>Excellent verbal and written communication skills</li>
<li>Intermediate to advanced PC skills (Microsoft Word and Excel)</li>
<li>Ability to prepare written documentation and complete contract calculations</li>
