We&rsquo;re looking for someone who can own a portfolio like it&rsquo;s their business.CRT Management is a growing property management company specializing in single-family, scattered-site homes and we need a licensed Property Manager who can keep things moving, solve problems fast, and stay ahead of the chaos (because yes&hellip; there will be some).If you like structure, accountability, and being trusted to run your lane; keep reading. If you need constant direction&hellip; this probably isn&rsquo;t your role.What You&rsquo;ll Actually Be DoingThis is a hands-on, full-cycle role. You&rsquo;ll be responsible for:<ul><li>Managing a portfolio of single-family homes from move-out &rarr; make-ready &rarr; new lease</li><li>Coordinating and owning the make-ready process (not just watching it happen)</li><li>Communicating with tenants, vendors, and occasionally owners</li><li>Handling maintenance requests and ensuring they&rsquo;re actually getting done</li><li>Managing rent delinquencies and lease compliance</li><li>Conducting inspections and identifying issues before they become problems</li><li>Staying on top of Section 8 timelines, HOA requirements, and compliance</li><li>Driving your portfolio regularly (yes&mdash;this is not a desk-only job)</li></ul>What Success Looks Like<ul><li>Properties turn quickly and are rent-ready without delays</li><li>Tenants get responses (not radio silence)</li><li>Maintenance doesn&rsquo;t sit unresolved</li><li>You don&rsquo;t wait for problems; you catch them early</li></ul>What We&rsquo;re Looking For<ul><li>Active Colorado Real Estate License (required)</li><li>Experience in property management (single-family or multi-site preferred)</li><li>Strong organization and time management (you&rsquo;ll juggle a lot)</li><li>Comfortable being in the field regularly</li><li>Solid communication&mdash;clear, direct, and professional</li><li>Experience with AppFolio is a big plus</li><li>Reliable vehicle + valid driver&rsquo;s license</li></ul>Not a Fit If You:<ul><li>Need constant oversight or hand-holding</li><li>Struggle with time management or follow-through</li><li>Avoid difficult conversations (tenants, vendors, etc.)</li><li>Prefer a slow-paced or purely administrative role</li></ul>The Details<ul><li>Schedule: Monday&ndash;Friday, 9&ndash;5 (with flexibility for evenings/weekends as needed)</li><li>Location: In-office + field work required</li><li>On-call rotation required</li></ul>Why Join CRT Management?We&rsquo;re not a massive corporate machine.
