<div></div><div><b>POSITION SUMMARY:</b></div>
<div></div><div>As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests while having a strong background in HVAC, plumbing, electrical, and general carpentry.</div>
<div><br>
<b>KNOWLEDGE/SKILLS/ABILITIES:</b></div>
<ul><li>Customer service focused.</li>
<li>Supervise the workflow for the service staff and delegate workload to staff.</li>
<li>Meet and exceed budget expectations for expenditures.</li>
<li>Order supplies, materials, and tools as needed.</li>
<li>Diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.</li>
<li>Address issues with landscaping and snow/ice removal.</li>
<li>Communicate effectively with residents and coworkers even in difficult situations.</li>
<li>Perform service requests correctly and promptly.</li>
<li>Operating computers and other technological devices to access email, and company-utilized software.</li>
<li>Successfully execute Elmington's non-negotiables for service work orders and vacant turn times.</li>
<li>Proven leader, forward thinker, innovative, and driven.</li>

<b>ESSENTIAL JOB FUNCTIONS:</b></div>
<ul><li>Minimum 2 years of property maintenance and/or maintenance experience.</li>
<li>Effective communication.</li>
<li>HVAC or EPA Universal certification required. (see below)</li>
<li>Maintain the physical condition of the property.</li>
<li>Utilize hand tools and power tools.</li>
<li>Building maintenance and repairs.</li>
<li>Responding to issues outside of normal work schedule when required.</li>
<li>Accurately reporting all time worked by clocking in before beginning to work and out only when done working.</li>
<li>Following all company policies and procedures.</li>
<li>Other duties as assigned.</li>
</ul>

<b>SPECIFIC EDUCATION OR EXPERIENCE:</b></div>
<ul><li><b>Required: </b>Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
<ul><li>EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations.</li>
<li>HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills.</li>
</ul></li><li><b>Preferred</b>:
<ul><li>OSHA 10 or OSHA 30 Certification: Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments.</li>
<li>CPO (Certified Pool Operator): Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems.</li>
<li>Plumbing or Electrical Licenses: Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities.</li>

<ul><li>Frequently sit, stand and walk.</li>
<li>Regularly required to talk or hear.</li>
