Job Summary</b></p><p>
The Commercial Finance Director is a senior finance leader responsible for driving metro level strategy, commercial execution, and long-term value creation across a regional portfolio. This role partners closely with Sales, Business Development, Corporate Development, Real Estate, Design &amp; Construction, Managing Directors, Operations and executive leadership to shape pricing, capacity, investment decisions, and growth strategy. Responsibilities</b></p><p>
Metro &amp; Commercial Strategy</p><ul>
<li><p>
Own and execute metro-level commercial strategy in partnership with cross functional leader</p></li>
<li><p>
Apply deep market and competitive intelligence to set pricing thresholds, target vertical mix, and guide capacity utilization</p></li>
<li><p>
Identify and support anchor customer strategies for new data centers and expansion phases to optimize margins and returns</p></li>
<li><p>
Serve as the subject-matter expert for assigned metros during annual and long range strategic planning</p></li>
<li><p>
Function as Finance Business Partner for country Managing Directors</p></li>
</ul><p></p><p>
Financial Planning &amp; Business Case Ownership</p><ul>
<li><p>
Define and own revenue assumptions for business cases, including pricing, fill rates, density, churn, product mix, and interconnection attach</p></li>
<li><p>
Lead bottom-up colocation fill rate forecasts covering a five-year horizon informed by pipeline trends, customer insights, and market dynamics</p></li>
<li><p>
Execute against approved business cases and maintain accountability for performance versus plan</p></li>
<li><p>
Review prior business cases (AvBC), assess forecast accuracy, and develop recovery plans and lessons learned</p></li>
</ul><p></p><p>
Sales &amp; Deal Facilitation</p><ul>
<li><p>
Partner with Sales, Commercial Solutions, and executive leadership to ensure the right deal is sold in the right data center</p></li>
<li><p>
Review, recommend, and approve large or strategic customer opportunities that materially impact business case performance</p></li>
<li><p>
Evaluate and prioritize commercial and contractual terms for customer opportunities above certain KW size thresholds</p></li>
</ul><p></p><p>
Capacity Planning &amp; Asset Management</p><ul>
<li><p>
Support expansion, M&amp;A, and real estate investment decisions through detailed financial analysis and executive presentations</p></li>
<li><p>
Engage with senior executives on expansion timing, demand supportability, and capital allocation</p></li>
<li><p>
Develop asset optimization strategies including expansion, reconfiguration, contraction, disposition, and site exits</p></li>
<li><p>
Prioritize investment across existing metros and potential new geographic expansions</p></li>
<li><p>
Support regional capacity strategies and capex forecasting</p></li>
<li><p>
Contribute to site-level performance assessments, closure/divestment roadmaps, and migration planning</p></li>
<li><p>
Maintain near- and long-term capacity and inventory roadmaps</p></li>
</ul><p></p><p>
Market Intelligence &amp; Demand Generation</p><ul>
<li><p>
Monitor market share and recommend actions to improve competitive positioning</p></li>
<li><p>
Build relationships with brokers, agents, and key customers to gather demand insights and improve market visibility</p></li>
<li><p>
Partner with Market Intelligence to synthesize competitive research and identify trends requiring strategic action</p></li>
</ul><p></p><p>
Leadership &amp; Special Projects</p><ul>
<li><p>
Lead cross-functional initiatives to improve commercial finance processes, governance, and metrics</p></li>
<li><p>
Support ad hoc financial analysis for Corporate Development, Business Development, and M&amp;A initiatives</p></li>
<li><p>
Develop working knowledge of data center infrastructure to inform customer prioritization in constrained environments</p></li>
</ul><p></p><p><b>
Qualifications</b></p><ul>
<li><p>
Bachelor&rsquo;s degree required; MBA preferred</p></li>
<li><p>
12+ years of relevant experience in Finance, Corporate Development, Product Management, or Business Development</p></li>
<li><p>
Strong preference for data center or infrastructure-based business experience</p></li>
<li><p>
Occasional travel required (~6 trips year)</p></li>

The targeted pay range for this position in the following location is / locations are:</p>
<p>
United States - Dallas Infomart Office DAI : 155,000 - 233,000 USD / Annual
</p><p>
United States - Chicago Office CHO : 171,000 - 257,000 USD / Annual
</p>
<p>Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.<b>The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs.</b> Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.</p>
