Title: Curative Specialist, Title Insurance 
 
Location: Pacific Time Zone (CA, OR, WA, NV). Must reside in PT. 
 
The Curative Specialist is responsible for clearing title commitments in accordance with state requirements and client instructions. Analyzes daily reports and data/process information in the system to ensure assigned files are reviewed, cleared, and the client is updated in a timely manner consistent with company established standards for service and quality. 
 
As a dynamic and resourceful professional, we will rely on you to perform the following duties:<ul><li>
Work daily assigned Work in Progress reports/dashboard to ensure files are reviewed, cleared and client updated in a timely manner consistent with established standards for service and quality. Must be able to multi-task and work many files concurrently.</li><li>
Enter data and process information consistent with company standards for service and quality. Enter all information in the system notes regarding every task completed or update on file.</li><li>
Review public records and examine title to determine legal condition of the property in accordance with state requirements and client requirements and will examine copies of records, such as deeds, mortgages, liens, judgments, plat, and map books to determine ownership</li><li>
Determine the impact of any recorded instrument in the chain of title.</li><li>
Identify and solve any title curative issues required such as any senior interest, liens, judgments, tax issues, etc.</li><li>
Meets client specific deadlines and specific time frames.</li><li>
Utilize customer service skills in all communications with the client. Address inquiries from clients, borrowers, agents, and internal staff professionally and in a timely manner.</li><li>
Communicate effectively with people inside the organization, supervisors/managers, and peers.</li><li>
Perform other duties as assigned by management.</li></ul> 
Minimum Education &amp; Experience Requirements:<ul><li>
Bachelor&rsquo;s degree preferred in related field or equivalent work experience required.</li><li>
1+ years of industry experience.</li><li>
High level of demonstrated customer service, and time management skills.</li><li>
Working knowledge of Microsoft Office applications.</li><li>
RamQuest Closing operations system knowledge preferred but not required.</li><li>
Ability to read and interpret documents such as underwriting guideline matrix, lender&rsquo;s instructions, trust agreements, purchase contracts.</li><li>
Ability to write routine reports and correspondence.</li><li>
Ability to work under pressure, prioritize, and multitask in a fast-paced environment.</li><li>
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.</li></ul>

Title: Lender Services Underwriting Counsel

This is an advanced level position which works under limited supervision and is responsible for underwriting decisions pertinent to residential and commercial real estate transactions located within assigned jurisdictions state as well as back-up underwriting support within centralized title production. Provides advisory guidance to associates and customers on underwritten files. Communicates with and assists lenders and colleagues regarding the Company's products and services. Assists associates with the legal aspects of title and closing issues contained within the Lender Services title manufacturing process. Represents the Company in state and national land title associations, reviews and maintains compliance with state regulations, laws, statutes, and regulations.
As a dynamic and resourceful professional, we will rely on you to perform the following duties:<ul><li> Underwrites title risk primarily for residential title transactions. Assists lenders and colleagues on sophisticated title issues, questions and closing problems. Interpret legal documents associated with real estate transactions and evaluate for insurability.
</li><li> Engages with title underwriters regarding escrow and title closing issues. Responds to claim problems, advises the title or escrow officers involved with Claims Department approval.</li><li> Aid operations team in curing title issues and directing them on how to address various issues. Utilizes underwriting standards and guidelines within delegated authority limits, to underwrite the issuance of title insurance. Provides guidance to company personnel in the performance of real estate settlement services. Issues underwriting standards and guidelines in accordance with established company processes.
</li><li> Supports Company efforts with assigned state regulators, rating agencies and bureaus and licensing organizations. Reviews and approves high liability orders within maximum approved limits.
</li><li> Participates as requested by management in marketing and education efforts, including developing and making presentations to large and small groups, and writing Bulletins Stays current and distributes to staff information regarding new laws and procedures. Involved in title industry associations, state, and local title organizations as well as related industry and state bar associations.</li><li> Perform other duties as assigned by management.</li></ul> 
Minimum Education &amp; Experience Requirements:<ul><li> JD - Juris Doctor.</li><li> 3+ years title underwriting experience.</li><li> Must be familiar with real estate law.</li><li> Continuing legal education requirements.</li><li> Member of Bar Association and license to practice law in at least one primary assigned state and willingness to secure license in additional states as warranted by corporate growth.</li><li> Title insurance underwriting experience and real estate transactional background.</li><li> Travels on company business as necessary. Estimate - 20%.
</li><li> Knowledge of real estate and title insurance law in the assigned state(s).</li><li> Strong understanding of fundamental concepts, practices and procedures of real estate title and settlement process.</li><li> General knowledge of Federal and State regulations related to real estate title insurance and settlement services.</li><li> General understanding of underwriting real estate transactions for the issuance of title insurance policies.</li><li> Ability to collaborate and act decisively.</li><li> Detail oriented and strong negotiation skills.</li><li> Excellent listening, verbal, and written communication skills.</li><li> Good organizational skills with the ability to multi-task and prioritize.</li></ul>
