RESPONSIBILITIES:<ul><li>Execute a comprehensive and strategic real estate market plan throughout entire real estate lifecycle for assigned territory with oversight of Sr. real estate manager</li><li>Collaborate closely with local broker teams &amp; Manager of Analytics/Senior Real Estate Manager to develop, refine and execute market plan</li><li>Collaborate closely with construction, design, facilities, finance and asset management to ensure successful store launch from site identification, to opening and throughout the store lifecycle</li><li>Responsible for site selection of new store locations and existing store repositioning opportunities with oversight of Sr Real Estate Manager</li><li>Effectively manage local real estate broker teams to maintain required standards for executing new store growth plans</li><li>Conduct field tours with key stakeholders of potential and existing locations</li><li>Work closely with legal counsel (and Sr. Manager) on all lease negotiations in assigned territory</li><li>Manage a pipeline of LOI and lease negotiations simultaneously to achieve aggressive growth targets throughout near term and long term market planning</li><li>Preparation of detailed LOI&rsquo;s, comprehensive site approval packages and other financial based reports and analysis including site submittal packages for presentation at monthly Real Estate Committee (REC) meeting</li><li>Present proposed site approval packages at monthly Real Estate Committee (REC) meeting in assigned territory</li><li>Frequent travel to/within assigned territory to maintain a strong understanding of retail trade areas including traffic and retail patterns, demographic trends and market shifts, as well as proactively planning for targeted future opportunities</li><li>Frequent communication with operational partners and periodic presentations/meetings to review strategy and priorities for new store &amp; potential relocations within assigned territories</li><li>Develop/maintain relationships with key developers, while effectively communicating with and managing expectations of external business partners</li><li>Attend/represent Five Below at select Regional &amp; National ICSC Conventions</li><li>Assist the real estate team with ad-hoc projects as assigned, leveraging individual strengths, skills and relevant experience.</li></ul>
QUALIFICATIONS:<ul><li>Bachelor&rsquo;s Degree or Master&rsquo;s Degree in Business Administration or real estate/finance related concentration is preferred</li><li>3+ years of experience in retail real estate field is required</li><li>1+ years previous experience in market planning, site selection &amp; deal negotiation</li><li>Experience managing third party service providers, including local market brokers and outside legal counsel</li><li>Superior communication, presentation, analytical, and problem-solving skills, with demonstrated ability to understand the audience and customer</li><li>Strong negotiation and transaction management skills</li><li>Strong ability to work in an ambiguous environment, identify and solve problems, and manage change</li><li>Ability to recall information easily</li><li>Self-motivated with critical attention to detail and deadlines</li><li>Strong understanding of real estate practices and related legal principles</li><li>Must be able to travel frequently</li></ul>

<li>Responsible for leading their assigned store to achieve and maintain customer service score goals provided by the District Manager.</li>
<li>Responsible for leading front end operations, ensuring front end merchandising (candy, soda, snacks) are set and meet or exceed brand standards. Ensures that all front-end equipment is in working order and associates are trained to include services where applicable.</li>
<li>Responsible for opening and closing procedures, maintaining the store cleanliness, recovery, and keeping their store ready for customers at all times.</li>
<li>Responsible for performing store manager duties in their absence.</li>
<li>Partners with the store manager to recruit, train, coach, develop and supervise all crew members.</li>
<li>Reviews all corporate communications and reacts accordingly.</li>
<li>Partners with the entire store leadership team in merchandising procedures and World Recovery.</li>
<li>Performs store maintenance including but not limited to taking out garbage, sweeping, cleaning bathrooms, maintaining stock room</li>
<li>This job description is not all-inclusive. Additional responsibilities will be determined by the Store Manager, as dictated by store needs.</li>

QUALIFICATIONS

<li>High School Graduate or equivalent.</li>
<li>College experience preferred.</li>
<li>Minimum 2 years of management experience</li>
<li>Excellent verbal and written communication skills</li>

</ul>
ESSENTIAL JOB FUNCTIONS
 
<ul>
<li>Frequently operate cash register</li>
<li>Frequently move merchandise weighing up to 25 lbs and places/removes merchandise up to a height of 5-10 feet</li>
<li>Frequently ascend/descend ladders in order to retrieve and put away stock</li>
<li>Frequently position self to kneel, bend, twist, and stoop, including in the stock room and on the sales floor</li>
<li>Frequently communicate and exchange information with customers on the telephone and face-to-face in the store, as well as with managers and coworkers. Must be able to exchange accurate information in these situations</li>
<li>Frequently move across the sales floor assisting customers, as well as to and from the stock room retrieving and putting away merchandise</li>
<li>Ability to work a flexible schedule to meet the needs of the business, which will require day, evening, weekends and may include overnight shifts and travel (as required)</li>
<li>Must be able to identify and discern email and print instructions regarding merchandise layouts, associate schedules, and standard operating procedures</li>
<li>Must be able to remain in a stationary, upright position for 80% of the time</li>

JOB RESPONSIBILITIES: 
Contribute to shortage reduction/ Investigations
 <ul>
<li>Work closely with the General Manager to ensure that all employees are following policies and procedures</li>
<li>Responsible for maintaining the employee entrance, where applicable.</li>
<li>Keep track of all packages delivered through the employee entrance, excluding normal scheduled shipments.</li>
<li>Conducts Store physical security checks and makes recommendations for ways to prevent loss</li>
<li>Performs figure 8's in store and is constantly moving throughout store</li>
</ul>
Operations/ Safety
 <ul>
<li>Provide a visual presence at the entrance/exit through courteous and professional interaction with customers.</li>
<li>Conduct Safety Inspections and Communicates hazards to store management</li>
<li>Greets Customer as a Five Below associate</li>
</ul>
