We&rsquo;re hiring an in-country finance leader to own corporate accounting and lead Strategic Finance. You will run month-end close, treasury, audit readiness, and budget-vs-actuals for KSA while being the regional thought leader on planning, unit economics, capital allocation, and financing strategy. You&rsquo;ll partner with our U.S. Strategic Finance colleague as a peer, but you own MENA: the operating model, forecasts, cash runway, and decision support. This role reports to the MENA COO, is in-office in Riyadh every day, and starts immediately.</li></ul><h3 class="jobSectionHeader"><b>
Responsibilities</b></h3><ul><li><b>
Corporate Accounting (KSA):</b> Own GL integrity, reconciliations, 5-day close, management reporting, and audit prep; deliver monthly budget-vs-actuals with clear variance narratives</li><li>
 <b>Treasury &amp; Cash:</b> Maintain a 13-week rolling cash-flow updated weekly; optimize working capital, payment controls, and liquidity buffers; manage KSA banking ops, KYC, signatories</li><li><b>
Regulatory &amp; Compliance:</b> Ensure IFRS and SOCPA/ZATCA compliance (VAT, e-invoicing); coordinate external auditors and advisors</li><li><b>
MENA Strategic Finance (Lead):</b> Build and own the driver-based operating model linking unit economics site P&amp;L regional consolidation; run annual planning and rolling re-forecast for MENA</li><li><b>
Decision Support &amp; Analytics:</b> Run scenario planning (pricing, staffing, capex, launch cadence); produce a weekly MENA Cash &amp; KPI pack for leadership with actionable insights</li><li><b>
Capital Allocation &amp; Financing Strategy:</b> Frame optimal capital stack for MENA initiatives (equity, project debt, JV/mezz); maintain senior banking relationships and ensure smooth facility administration (no mandate to originate new facilities)</li><li><b>
Cross-Functional Partnering:</b> Translate finance for Ops, Product, and Development; coordinate with Property Accounting to ensure accurate building-level statements flow into KSA/MENA reporting</li><li><b>
Systems &amp; Process:</b> Level up processes and controls across QuickBooks/Sage, Ramp, and Sheets/BI; standardize close, cash, and reporting cadences</li><li><b>
Team Leadership:</b> Coach junior team members; set SLAs; establish &ldquo;first-principles&rdquo; playbooks for close, cash, planning, and board-ready materials</li></ul><h3 class="jobSectionHeader"><b>
Ideal Background</b></h3><ul><li>
8&ndash;12 years across corporate accounting and FP&amp;A/strategic finance in high-growth or PE-backed environments</li><li>
Professional qualification (CPA/ACCA/CA/SOCPA) with deep IFRS and SOCPA/ZATCA exposure; strong audit and month-end execution</li><li>
Hands-on treasury/cash management and comfort stewarding senior KSA banking relationships</li><li>
Fluency in English and Arabic; concise, executive-level communication</li><li>
Power user of Excel/Google Sheets; strong with QuickBooks or Sage; familiarity with Ramp is a plus</li><li>
Proven ability to build models, processes, and controls from scratch; thrives in high speed/high ambiguity</li><li>
Nice to have: coordination with property accounting, development pro-formas, real estate/ops/prop-tech exposure</li></ul><div><b>

We are seeking a detail-oriented and proactive underwriting professional to join our growing real estate team in Riyadh. This role is critical to the day-to-day performance and long-term success of our real estate portfolio in Saudi Arabia.</li></ul><br>

The Manager, Real Estate (Underwriting &amp; Financial Analyst) will work closely with senior team members in creating and maintaining asset level models, internal and external reporting, and administration of ongoing portfolio activity. The successful candidate will also be expected to support Flow&rsquo;s Investments function by way of supporting due-diligence and underwriting efforts for new transactions, in addition to supporting management of the existing portfolio to maximize investment performance.</li></ul><br>

This is a high-impact position suited to a candidate with strong analytical skills, a collaborative mindset, and - ideally - prior experience with financial analysis and underwriting in Saudi Arabia or the broader Middle East.</li></ul><h3 class="jobSectionHeader"><b>
Responsibilities</b></h3><ul><li>
Create/maintain property-level models and analysis</li><li>
Prepare analysis and materials for internal working group meetings to support asset strategy for the firm&rsquo;s active portfolio</li><li>
Perform qualitative and quantitative business, financial, and other due diligence in conjunction with potential new investment opportunities</li><li>
Support preparation of investment committee memorandums describing potential new investments and rationale for key decisions on active portfolio</li><li>
On-going engagement with property management and revenue teams to track performance (revenue, occupancy, leasing activity) and building-level KPIs to ensure assets are delivered against business plan targets</li><li>
Support preparation of CapEx and OpEx budgets, re-forecasts, and investment models; evaluate ROI on capex and leasing initiatives</li><li>
Analyze market data/research and produce market activity reports to summarize key data in the firm&rsquo;s active and target investment markets</li><li>
Support cross-functional communication and project execution with Flow&rsquo;s operational teams</li></ul><h3 class="jobSectionHeader"><b>
Ideal Background</b></h3><ul><li>
Bachelor&rsquo;s degree in a related field (Finance, Real Estate, Economics, or similar)</li><li>
4-8 years of applicable professional experience in real estate private equity, real estate related finance, real estate brokerage, or quantitative analytics role</li><li>
Proficient in creating cash flow projection models, sell/hold analysis, and ROI analysis</li><li>
Experience in supporting transaction processes including new acquisition onboarding, financing, and dispositions.</li><li>
Deep understanding of multifamily property financial reports and operations</li><li>
Strong communication skills. fluency in English required, Arabic proficiency preferred</li><li>
