Position Description: 
We are currently seeking a Maintenance Technician to join the Foundry Commercial team in Tampa, Florida. This position is responsible for performing general maintenance of assigned facilities utilizing several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
 
Essential Job Functions: 
<ul>
<li>Resolve tenant service maintenance requests accurately and timely.</li>
<li>Perform maintenance of equipment including cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.</li>
<li>Monitor the allocation of facility system capability to various base building and tenant needs, specifically UPS/Generator and cooling system capacities.</li>
<li>Review monthly tenant service request summaries to pinpoint and correct recurrent operational problems.</li>
<li>Ensure the availability of an adequate operating inventory of tools and supplies by performing periodic checks.</li>
<li>Oversee the fulfillment of equipment warranty obligations by the original installer.</li>
<li>Secure equipment manuals and drawings from installers/contractors.</li>
<li>Understand the engineering design and operational aspects of each building system. Immediately recognize system shortcomings when they occur.</li>
<li>Devise technical enhancements which will improve aspects of facility operation.</li>
<li>Identify equipment which may require replacement or reconditioning.</li>
<li>Provide on-call support as required.</li>
<li>Other duties and tasks may be assigned.</li>
</ul>
Education and Experience Requested: 
<ul>
<li>Minimum of three years field experience</li>
<li>General knowledge of pneumatic and electronic controls is required</li>
<li>Good interpersonal and communication skills, both written and verbal.</li>
<li>Good computer skills and proficiency in Microsoft Office and work order systems.</li>
<li>Superior customer service skills and orientation. Collaborative style and ability to maintain professionalism at all times under stressful situations required.</li>
<li>Strong organizational skills and attention to detail.</li>
<li>Ability to plan and manage work under time constraints, without direct supervision.</li>
<li>Sound troubleshooting skills and the capacity to fully resolve problems.</li>
<li>Ability to read HVAC, electrical, plumbing, and architectural blueprints.</li>
<li>Ability to use hand tools, power tools and perform basic electric, plumbing and carpentry tasks.</li>
