Job Summary</b></h3><p>
The Purchasing Agent is responsible for sourcing, onboarding, and managing trade partners while supporting day-to-day purchasing operations in their assigned market. This role ensures competitive pricing, accurate budgets, and reliable trade coverage to help deliver homes on time and within cost targets.</p><p>
The Purchasing Agent will work closely with builders, vendors, and the Director of Purchasing to maintain cost control, manage construction velocity, and support market growth initiatives.</p><h3 class="jobSectionHeader"><b>
Key Responsibilities</b></h3><ul><li><p>
Serve as the primary contact for all trade partners and vendors.</p></li><li><p>
Build and maintain strong relationship<b>s</b> to ensure reliable trade coverage.</p></li><li><p>
Source and onboard new trade partners to support community expansion.</p></li><li><p>
Negotiate vendor and trade pricing to maintain competitive cost structures.</p></li><li><p>
Maintain and update budgets for assigned communities.</p></li><li><p>
Review and verify all purchase orders and work orders for accuracy.</p></li><li><p>
Support builders with purchasing needs and resolve field-related issues quickly.</p></li><li><p>
Conduct mid-build budget reviews and final cost reconciliations.</p></li><li><p>
Monitor long-lead items and communicate proactively with vendors and field teams.</p></li></ul><h3 class="jobSectionHeader"><b>
Performance Expectations / KPIs</b></h3><ul><li><p>
Homes completed within 0.5% of the original budget.</p></li><li><p>
100% completion of mid-build budget reviews (Framing, Insulation, Tile).</p></li><li><p>
Reliable sourcing and retention of trade partners to meet community needs.</p></li><li><p>
Effective management of Cost of Sales and Price Per Square Foot.</p></li></ul><h3 class="jobSectionHeader"><b>
