The Role
The Service Manager is a distinct leadership role that requires excellent customer service skills to build rapport with your team, residents, and vendors. You are the backbone of the community and your ability to oversee service operations while you maintain the communities you serve will be vital. Our Service Managers are hands-on leaders who enthusiastically take on new challenges to better support the Service team.
You Are&hellip;<ul><li>
Experienced in supervising a team while completing the building and annual unit inspections to comply with local regulations.</li><li>
Organized and punctual, you are comfortable collaborating with the General Manager to set expectations and meet deadlines.</li><li>
Confident in preparing and implementing a preventative maintenance program to minimize emergency and service repairs.</li><li>
Committed to understanding budget guidelines when purchasing supplies and scheduling vendor services using purchase order systems and proper bidding procedures under the supervision of the General Manager.</li><li>
A subject matter expert in all technical areas of property maintenance, providing mentorship and training to on-site service teams to develop their skills and abilities.</li><li>
Open-minded and flexible as the day-to-day tasks may change based on the community&rsquo;s needs.</li></ul>
You Have&hellip;<ul><li>
3-5 years&rsquo; experience working in apartment maintenance</li><li>
EPA Certification Type I and II</li></ul>

The Residential Property Manager is a core part of the Gables Residential organization and impacts success each day. You Are&hellip;<ul><li>
Confident in taking ownership of the full financial performance of the asset including consistent monitoring of income and expenses.</li><li>
Passionate about recruiting, managing, and developing all on-site positions to achieve performance goals while fostering an inclusive workspace where diversity is celebrated.</li><li>
Experienced in marketing and advertising apartment homes in compliance with local, state, and federal housing regulations.</li><li>
Committed to developing positive relationships with other communities and departments within the Gables organization to ensure optimal results are achieved through collaboration and cooperation.</li><li>
Eager to build relationships with and manage the sales and service teams to ensure the community exceeds our resident and investor expectations.</li></ul>
You Have&hellip;<ul><li>
At least 2 years&rsquo; experience in residential property management, preferably in a management level role.</li></ul>

Residential Property Manager

The Role
Our Maintenance Technicians are resourceful learners who have a knack for solving mechanical challenges. From touch-up paint to plumbing and electrical repairs you approach obstacles head-on. You deliver a positive living experience for our residents by maintaining the community and taking care of the way they live with our &ldquo;signature service&rdquo;.
You Are&hellip;<ul><li>
Solution-driven and effective in managing HVAC repairs, plumbing/electrical installations, and general repairs throughout the community.</li><li>
Flexible in your ability to serve on call on a rotational basis any 7 days of the week 52 weeks of the year.</li><li>
Task-oriented and punctual, you&rsquo;re comfortable working through day-to-day tasks while meeting required deadlines for reoccurring community needs.</li><li>
Experienced in building maintenance, unit inspections, preventative maintenance, and related trades.</li><li>
Committed to the community&rsquo;s overall appearance and motivated to ensure that all vacant and occupied apartment homes are held to the Gables Standard.</li></ul>
