Job Title: Property / Facility ManagerLocation: S.G.High Way Job Type: Full-Time Experience: 2-5 Years Salary: As Per ExpJob DescriptionWe are seeking an experienced Property / Facility Manager to manage end-to-end facility operations, including civil, mechanical, electrical, fire &amp; life safety systems, CCTV, security, utilities, and statutory compliance. The role requires strong technical knowledge, vendor coordination, and operational leadership.Key Responsibilities &amp; Scope of Work1. Overall Property &amp; Facility Management<ul><li>Complete responsibility for day-to-day facility operations</li><li>Tenant coordination, complaint resolution, and service management</li><li>Vendor, AMC, and contractor management</li><li>Budget control, maintenance planning, and reporting</li><li>Regular site inspections and management reporting</li></ul>2. Civil Works &amp; InfrastructureEquipment / Systems Covered:<ul><li>Building structure (RCC, steel, masonry)</li><li>Flooring (tiles, marble, granite, epoxy)</li><li>Plaster, painting, polishing</li><li>Waterproofing systems (terrace, basement, toilets)</li><li>Doors, windows, glazing, fa&ccedil;ade</li><li>Roads, pavements, boundary walls</li><li>Drainage, sewage, storm water systems</li></ul>Responsibilities:<ul><li>Preventive and breakdown civil maintenance</li><li>Supervision of repair, renovation, and minor construction works</li><li>Contractor quality control and material verification</li></ul>3. Mechanical SystemsEquipment / Systems Covered:<ul><li>Lifts / Elevators / Escalators</li><li>Water supply pumps (domestic, flushing, booster pumps)</li><li>Sewage Treatment Plant (STP)</li><li>Effluent Treatment Plant (ETP)</li><li>HVAC systems (Chillers, AHU, FCU, VRF/VRV, Split &amp; Package ACs)</li><li>Cooling towers</li><li>Air compressors (if applicable)</li><li>Automatic doors and rolling shutters</li></ul>Responsibilities:<ul><li>Operation &amp; maintenance of all mechanical equipment</li><li>AMC coordination and performance monitoring</li><li>Energy efficiency and uptime management</li></ul>4. Electrical SystemsEquipment / Systems Covered:<ul><li>LT panels, HT panels (if applicable)</li><li>Transformers</li><li>DG sets (backup power systems)</li><li>UPS systems</li><li>Internal &amp; external lighting systems</li><li>Earthing &amp; lightning protection</li><li>Cable trays, wiring, switches, sockets</li><li>Solar power systems (if installed)</li></ul>Responsibilities:<ul><li>Electrical maintenance, safety checks, and load management</li><li>DG operation coordination and fuel management</li><li>Electrical statutory compliance and audits</li></ul>5. Fire &amp; Life Safety SystemsEquipment / Systems Covered:<ul><li>Fire hydrant system</li><li>Fire sprinkler system</li><li>Fire pumps (main, jockey, diesel)</li><li>Fire alarm &amp; detection systems</li><li>Smoke detectors &amp; MCPs</li><li>Fire extinguishers</li><li>Emergency exit signage &amp; lighting</li></ul>Responsibilities:<ul><li>Fire system operation &amp; maintenance</li><li>Coordination of fire audits, NOC compliance</li><li>Conducting mock drills and safety training</li></ul>6. CCTV, Security &amp; ELV SystemsEquipment / Systems Covered:<ul><li>CCTV cameras &amp; NVR/DVR systems</li><li>Access control systems</li><li>Boom barriers</li><li>Video door phones</li><li>PA systems</li><li>Intercom systems</li></ul>Responsibilities:<ul><li>CCTV monitoring and maintenance</li><li>Coordination with security agencies</li><li>Incident reporting and preventive security planning</li></ul>7. Utilities &amp; Services<ul><li>Water supply, bore well, tank management</li><li>Power, diesel, and utility consumption monitoring</li><li>Waste management &amp; housekeeping services</li><li>Pest control coordination</li></ul>8.
