Hey there! Are you passionate about capital improvement projects, such as renovations, amenity enhancements, etc.? We are looking for a Multi-family Capital Projects Manager.</b></div><div></div><div><br>
We are currently in search of a<b> Capital Projects Manager </b>based in Fort Wayne, Indiana. The Capital Projects Manager&rsquo;s primary responsibility is to fully manage all phases of any capital project including maintaining client relationships, schedules, budgets and profitability through project completion.<br>
<b>Up to 15% annual bonus with a $400 travel reimbursement, and a $100 telephone stipend.</b></div><div></div><div><b><br>
On any given day, you will:</b></div><ul><li>
Train and mentor project supervisors on field management techniques and policies.</li><li>
Supervise trade contractors</li><li>
Weekly Monday.com updates on all ongoing projects.</li><li>
Maintain good relationships with vendor representatives, architects, and engineers.</li><li>
Coordinate all material testing and inspections.</li><li>
Attending project meetings as requested.</li><li>
Prepare scope of work and update the project&rsquo;s Monday.com schedule, provide technical assistance, and inspect all work to ensure compliance to drawings and scope of work.</li><li>
Work with the local utility companies to establish procedures for final approvals.</li><li>
Facilitate and manage established contracts related to regional maintenance contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts.</li><li>
Perform quarterly Risk Management audits on properties in portfolio, including identifying major life safety issues or capital needs.</li></ul><div></div><div><b><br>
Here are the essential requirements of the position:</b></div><ul><li>
Maintenance Experience: Minimum of four years of maintenance experience in multifamily management required.</li><li>
Experience: 2 years&rsquo; experience in multifamily construction in supervisory role</li><li>
Physical: Ability to lift, push and pull and carry up to 50 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing, and carrying.
</li><li>Attend scheduled meetings, complete required training, and be available for out-of-state and overnight trips when necessary.</li><li><b>
Ability to travel out of town and assist when needed within their region(s). Overnight stay required. Travel 50% of the time.</b></li><li>
Required use of personal automobile for local job-related travel and pickup, or ability to drive pickup truck and/or van. Valid driver's license and current vehicle insurance.</li><li>
Possession of basic tools needed to perform routine maintenance tasks.</li><li>
Formal training or experience in the following areas preferred: carpentry; light plumbing work; light electrical work; painting; refurbishing and Authority's &quot;Maintenance Test&quot;.</li></ul><div><b><br>
