We are looking for a Transaction Coordinator to manage the documents, deadlines, and workflows behind our acquisitions, dispositions, and refinances, ensuring transactions stay organized, on schedule, and moving efficiently.
<div></div><div><b>What You&rsquo;ll Do:</b></div><br>
<div>
</div><p><b>Acquisitions -</b></p>
<ul><li>Coordinate due diligence from contract to close by organizing documents, tracking deliverables, and supporting cross-functional onboarding.</li>
<li>Solicit pricing and outline new contracts for property-level services (trash, pest control, landscaping, and similar) ahead of closing so operations start clean on day one.</li>
<li>Manage post-closing tasks, including property onboarding, utility setup, housing authority filings, vendor notifications, and document archiving.</li>
</ul><div><b>Dispositions -</b></div>
<ul><li>Maintain buyer due diligence materials, coordinate document requests, manage vendor transitions, and support post-closing handoff activities.</li>
<li>Serve as first point of contact for the brokerage team on document requests and tour requests, routing substantive questions to asset management and deal leadership.</li>
</ul>
<p><b>Refinances -</b></p>
<ul><li>Coordinate lender and third-party site inspections with asset managers, including scheduling and calendar management.</li>
</ul>
<p><b>Pipeline &amp; Tracking -</b></p>
<ul><li>Maintain the transaction pipeline by tracking key contract milestones, deadlines, and closing dates, proactively identifying risks, and ensuring organized deal files.</li>
</ul></div><div><b>What We&rsquo;re Looking For:</b></div>
<ul><li><b>3+ years in commercial real estate transaction coordination, closing or escrow support, title, lender closing support, or property management administration required.</b>
</li><li>Multifamily experience strongly preferred.</li>
<li>Comfort reading a purchase and sale agreement to extract dates and deliverable obligations. You are not being asked to interpret legal risk, but you do need to locate the DD deadline, earnest money milestones, and closing date, and understand how they move together.</li>
<li>Strong Excel skills &amp; the with willingness to use AI tools, such as Claude, and integrate them into daily workflow.</li>
<li>Clear, professional written communication.</li>
<li>Willingness to follow up persistently.</li>
<li><div>Exposure to LIHTC or affordable housing is a plus.</div>
</li><li>Working knowledge of third-party reports: PCA, Phase I ESA, appraisal, survey, and zoning is a plus.</li>

Transaction Coordinator

<p>Green Alpha Property Management is the property management business of a real estate investment firm headquartered in Raleigh, NC and with a growing presence in the Southeast United States. We specialize in acquiring, managing, and enhancing commercial real estate properties with a foundation centered on improving the lives of our stakeholders. Due to our large scope of properties, there are many different avenues for career progression.</p>
<p>As the Traveling Property Manager out of the Natchitoches area, you will be a key piece in how we manage our rapidly growing Louisiana portfolio. This utilitarian role will help bring organization to our growing portfolio through key property management duties as outlined below, while maintaining a positive, upbeat, determined attitude. Travel will be required up to 80% and may require overnight stays up to 2 months at a time. The annual salary range for this position is $70,000-$80,000.</p>
<p><b>Roles and Responsibilities include, but not limited to:</b></p>
<ul><li>Supports, as needed, on any property that may need assistance from corporate.</li>
<li>Provide remote oversite to properties, regardless of geographical location</li>
<li>Supports Regional Property Managers in each state as needed</li>
<li>Monitors past dues, maintenance requests, and vacancies</li>
<li>Support in leasing activities across the portfolio</li>
</ul>
<p><b>Qualifications:</b></p>
<ul><li><b>2+ years of multi-family residential Property Management experience required (Certifications preferred)</b></li>
<li><b>LIHTC experience is required</b></li>
<li><b>Bilingual: English/Spanish highly preferred</b></li>
<li>Strong desire to uphold personal honesty, integrity, and work ethic</li>
<li>Experience with computer systems and applications (AppFolio, Quickbooks, Word, Excel, timekeeping applications, etc.)</li>
<li>Maintains a passionate and enthusiastic attitude</li>
<li>Drivers License</li>
<li>Show Legal documentation showing ability to work in the United States</li>
