Amber Court &amp; Suzann Plaza are conventional apartment communities located in Aloha, OR with a combined total of 127 units. 
 
The Senior Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and to adhere to Fair Housing and Landlord Tenant Laws at all times. A Senior Community Manager is responsible for supervision of other property staff and vendors to provide outstanding customer service to the residents, maintain excellent curb appeal, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the property, confirm timely compliance with all government and property program requirements, and complete all required paperwork and reports on time.</div> 
For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced office environment. The ideal candidate will be highly organized, professional and communicative.
Compensation: $30.00 / hr + benefits!
Schedule: 40 hours / week; Monday - Friday, 8AM-5PM.

Qualification Requirements:
The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.<ul><li>
High school diploma or GED.</li><li>
At least three (3) years of experience managing a multi-family community.</li><li>
 At least three (3) years of experience working with the specific property program(s) in place at the property (such as HUD, RD, or Tax Credit) or a combination thereof.</li><li>
At least one (1) year of experience managing a team of two (2) or more employees.</li><li>
At least one year of experience developing, maintaining and adhering to an annual budget.</li><li>
Experience with Yardi.</li><li>
Excellent attention to detail and organizational skills.</li><li>
Strong mathematical skills and basic understanding of property budgets and financial accounting.</li><li>
Ability to speak, read and write in English.</li><li>
Ability to communicate effectively and in a timely manner; both verbally and in writing.</li><li>
Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.</li></ul>
Essential Functions:

Represent Guardian in a positive and professional manner at all times.</li><li>
Act as the company's primary coordinator to assure that the company&rsquo;s efforts fully meet and exceed property management obligations.</li><li>
Manage all property operations in compliance with all local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc).</li><li>
Under the direction of the Portfolio Manager, assist in the development of operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements and leasing strategy.</li><li>
Analyze and report monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables in a timely manner.</li><li>
Ensure that the property operates in compliance with the affordable program requirements applicable to the property.</li><li>
Complete resident income certifications and recertifications in a timely and accurate manner in order to maintain compliance with program funding and regulatory agency requirements.</li><li>
Administer budgets, review and analyze operations, and recommend corrective actions needed to maximize efficiency, owner and resident satisfaction, and profitability to Portfolio Manager.</li><li>
Coordinate collection and documentation of all revenues following lease obligations of tenants and Guardian&rsquo;s policies on accounts receivable.</li><li>
Follow confidentiality guidelines for all resident, property, owner, and Guardian information at all times.</li><li>
Direct the day-to-day activities of other property staff. Develop, hire, discharge, evaluate performance, coach and discipline staff with direction from Portfolio Manager and Corporate HR Department.</li><li>
Accurately record time worked, adhere to time keeping guidelines including approving site staff time records on a daily basis.</li><li>
Administer leasing efforts including reviewing tenant billings, analyzing lease clauses, preparing vacancy reports, enforcing tenant compliance and performing landlord obligations.</li><li>
Identify leasing prospects and occasionally respond to routine leasing inquiries.</li><li>
Collect delinquent accounts according to legal guidelines and communicate with accounting department to ensure accuracy of rent roll and accounts receivable.</li><li>
Work with Portfolio Manager to identify, engage and supervise property vendors.</li><li>
Approve invoices for all goods/services required to maintain the property&rsquo;s upkeep to company and owner standards and in accordance with property&rsquo;s budget.</li><li>
Liaison with corporate departments to provide a team approach to the management of the property.</li><li>
Establish and maintain collaborative working relationships between departments and with coworkers. Prepare and lead all site staff meetings, including monthly safety meetings, and document meeting minutes to submit to the corporate office.</li><li>
Constantly strive for improvements in work process and results to better meet resident needs, ownership goals and objectives, and company standards and expectations.</li><li>
Other duties as assigned by the Portfolio Manager.</li></ul>

<div><div>Guardian has a need for a Full-Time Maintenance Technician to join our team at Seven Acres!</div> 
Seven Acres is a conventional apartment community in Milwaukie, OR with 234 units. 
The Maintenance Technician's primary role will be to support the Community Managers by ensuring site safety and completion of required property maintenance necessary to maintain excellent curb appeal and the overall appearance and quality of the properties on a scheduled basis. 
 
This will include prioritizing and processing work orders which may include both urgent and routine maintenance of property and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations, and Guardian policies and procedures. A Maintenance Technician is also responsible for coordinating with other property staff and vendors to provide outstanding customer service to the residents, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the properties, and complete all required paperwork and reports on time.
For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced, flexible, and hands-on environment. The ideal candidate will be highly organized, professional and communicative. A minimum of one year of experience in property maintenance, building engineering or a related field preferred. Must own or have access to a properly insured vehicle for use in business transportation needs, as well as maintain valid driver's license and insurance.
Schedule: 40 hours / week; Thursday - Monday
Compensation: $26.00 - $28.00 DOE / hr + Benefits

Identify property problems and repairs needed in the areas of structural, electrical, plumbing, and appliances.</li><li>Under the direction of the Community Manager or Maintenance Supervisor and (if applicable) with the assistance of other Maintenance Staff, respond to all service requests and complete all Work Orders and Apartment Turnovers in a timely and professional manner in accordance with Guardian&rsquo;s policies and procedures.</li><li>Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances. Keep the model unit in condition to show and make sure that the office, maintenance work area, grounds and common areas are neat and clean at all times.</li><li>Regularly inspect property and vacant apartments and coordinate the work and schedules of property vendors.</li><li>Required to carry a property cell phone and be on call for emergencies after business hours and on weekends, on a rotating basis with other staff.</li><li>Communicate with supervisor about any issues, or resident questions or concerns brought directly to the Maintenance Technician.</li><li>Perform maintenance or coordinate maintenance of pools, spas, and pool areas (if applicable).</li><li>Follow confidentiality guidelines for all resident, property, owner, and Guardian information at all times.</li><li>Accurately record time worked, adhere to time keeping guidelines on a daily basis.</li><li>Other porter duties as assigned by the Community Manager or Portfolio Manager.</li></ul></div>
