The Community Manager is responsible for the total on-site operation of the assigned community (ies). He/She is expected to display a strong commitment to company goals, values and the success of the company. Under the immediate direction of the Regional Manager, a Community Manager is responsible for all administration, property maintenance and security, financial tracking and budgeting, recording keeping/reporting components listed below.

COMPENSATION:$58,000-$60,000 depending on experience
This is a salaried position with a starting salary dependent on experience and qualifications.
ESSENTIAL FUNCTIONS:
<ul><li>Always maintain highest occupancy possible</li>
<li>Walk notice apartments once resident turns in notice</li>
<li>Prepare for move ins, renovations, and turns timely</li>
<li>Prepare written reports as well as Plumbing &amp; Smoke Detector logs to Regional Manager quarterly</li>
<li>Submit weekly, and month-end reports to Regional Manager</li>
<li>Monitor Advertising sources; IE: Internet, print ads, and locator services</li>
</ul>
ADMINISTRATION:
<ul><li>Maintain regular office hours consisting of 8-5pm, or 9-6pm</li>
<li>Handle resident concerns/problems</li>
<li>Enforce lease agreements, as well as house/community policies</li>
<li>Prepare/process all documents related to rent; i.e. non-payment, (UD, etc).</li>
<li>Monitor key control</li>
<li>Document any/all changes in the resident/maintenance file</li>
<li>Oversee, direct and mentor other site staff</li>
<li>Monitor and supervise contracted services and vendors</li>
<li>Prepare and monitor annual operating budgets</li>
<li>Keep Outlook open, respond to emails and voicemails in a timely and professional manner</li>
<li>Approve Invoices in PayScan</li>
<li>Provide leasing assistance per property needs</li>
</ul>
RECORD KEEPING/REPORTING:
<ul><li>Ensure that all documents are scanned and filed accordingly in Yardi Voyager</li>
<li>Provide Regional Manager with a monthly building report</li>
<li>Prepare all non-financial government agency reports</li>
</ul>
EDUCATION, EXPERIENCE AND OTHER SKILLS:
<ul><li>High school diploma or equivalent</li>
<li>2+ yrs in Property Management</li>
<li>Basic knowledge of bookkeeping</li>
<li>Ability to problem solve with staff and residents</li>
<li>Good written and verbal communication skills</li>
</ul>
MENTAL AND PHYSICAL REQUIREMENTS:
<ul><li>Ability to lift moderately heavy objects, climb ladders, perform duties requiring extensive maneuverability and normal strength</li>
<li>Work is performed in interior and exterior structure and common areas</li>
