Our vertically integrated model allows us to evaluate, purchase, and renovate homes efficiently while maintaining exceptional quality.About the RoleWe are seeking a highly skilled Real Estate Underwriter with a strong background in real estate valuation, acquisitions underwriting, appraisal, construction estimating, and investment analysis. This role is ideal for an experienced appraiser, underwriter, or valuation professional who wants to apply their analytical expertise to investment decisions, monetization strategy, and deal optimization. You will assess property value, evaluate zoning and market factors, develop renovation scopes, determine highest-and-best-use, and help shape acquisition strategy. Your valuation insights will directly influence purchase decisions, renovation plans, and profitability.Work ScheduleTuesday &ndash;Saturday, (9:00 AM&ndash;5:00PM)Saturday hours may vary and require flexibility.Day to Day Responsibilities<ul><li>Maintain and update CRM records to ensure data accuracy, workflows, lead information and full pipeline visibility.</li><li>Provide valuation-based guidance to field representatives during negotiation and contract phases.</li><li>Collaborate with the Construction team to create detailed scopes of work based on ROI and value impact.</li><li>Communicate projected renovation costs and value lift to support purchase strategy.</li><li>Collaborate with the Dispositions team to set strategic wholesale pricing and approve offers.</li><li>Work with the Transaction Coordinator (TC) to determine list prices for renovated and new construction properties.</li><li>Recommend pricing adjustments for properties on the market based on market conditions and feedback.</li><li>Utilize Microsoft Office Suite, Excel and Google Sheets for data modeling, tracking, and analysis.</li><li>Work with oneKEY MLS to research property details and manage listing information.</li><li>Review and interpret property records and parcel data using GeoData.</li></ul>Property Evaluation and Underwriting<ul><li>Analyze on- and off-market deals to determine offer/monetization strategy and Maximum Allowable Offer (MAO)</li><li>Conduct Highest and Best Use analysis for: Wholesale, fix &amp; flip, teardown &amp; new builds, retail MLS resale, and rentals</li><li>Prepare full valuation packets: After repair value (ARV) comps, land vs improvement value, rehab estimates, exit strategy analysis and risk assessment</li></ul>Construction &amp; Renovation Estimates<ul><li>Prepare accurate repair estimates for: Cosmetic renovations, full gut rehab, additions/dormers and new construction.</li><li>Identify major red flags such as foundation issues, mechanical problems and functional obsolescence.</li></ul>Market, Zoning and Trend Analysis<ul><li>Review local zoning, setbacks, and buildable areas</li><li>Analyze market trends, supply/demand, local comps, and neighborhood and market shifts</li></ul>Offer and Deal Strategy<ul><li>Produce written MAO calculations for scenarios</li><li>Recommend final offer &amp; exit plans to leadership</li><li>Support acquisition representatives during negotiation and contract phases</li><li>Track deals from due diligence through closing</li></ul>Contracts, Legal, and Compliance<ul><li>Coordinate with the TC to ensure all contracts and documents for properties under contract move through the pipeline promptly.</li><li>Ensure full compliance with applicable codes, ordinances, regulations, and laws.</li></ul>Required Skills &amp; Qualifications<ul><li>Detail-oriented with strong analytical capabilities</li><li>Excellent written and verbal communication skills</li><li>High integrity with a team-first mindset</li><li>Construction or Real Estate experience (hands-on or General Contracting-level estimating) or ability to manage construction budgets for flips and new builds.</li><li>3+ years of experience assessing property condition via photos/video and produce accurate repair estimates.</li><li>Experience underwriting deals for investors, developers, fix &amp; flip companies, or private lenders.</li></ul>Preferred<ul><li>Strong appraisal knowledge including comp selection, adjustments, and ARV modeling</li><li>Strong understanding of cost differences between: light renovations vs full gut rehabs, extension dormers, ground up construction, mechanical, electrical, plumbing (MEP) upgrades</li></ul>Job Type: Full-timePay: $65,000.00 - $80,000.00 per yearBenefits:<ul><li>Dental insurance</li><li>Flexible spending account</li><li>Health insurance</li><li>Health savings account</li><li>Life insurance</li><li>Paid time off</li></ul>Education:<ul><li>Associate (Required)</li></ul>Experience:<ul><li>Real estate appraisal: 3 years (Required)</li></ul>Shift availability:<ul><li>Day Shift (Required)</li><li>Night Shift (Required)</li></ul>Work Location: In person
