Essential Responsibilities<ul><li>Organize, prioritize, and guarantee service requests and repairs are made correctly and in timely manner</li><li>Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal at all times</li><li>Oversee turnkey operations; ensure vacant units are made rent-ready in a timely manner</li><li>Understand and execute service requests using computer software systems daily</li><li>Perform turnkey work as required and ensure all make-readies are inspected</li><li>Follow the standard operating procedures</li><li>Keep basic knowledge of local and state codes for permitting, sign ordinances and pool regulations</li><li>Follow and enforce the company's policies and procedures</li><li>Communicate effectively with residents, fellow associates, vendors, and supervisors</li><li>Work with community director to handle maintenance-related resident problems</li><li>Assist community director with documenting counseling sessions with maintenance staff</li><li>Maintain a preventative maintenance program to minimize emergency and service repairs</li><li>Maintain hazard communications program; teach and promote safe work practices</li><li>Assist with recruiting, hiring, and training of quality staff; recommend promotions and terminations when necessary</li><li>Work with community director to obtain competitive bids for maintenance-related expenses</li><li>Understand and adhere to budget guidelines</li><li>Purchase supplies and vendor services using standard purchase order systems and proper bidding procedures under the supervision of community director</li><li>Monitor inventory and maintain appropriate levels of parts and supplies</li></ul>
Requirements:
<ul><li>1+ years of hands-on general maintenance experience</li><li>Strong proficiency with property management software systems</li><li>Availability to work a flexible schedule, including weekends</li><li>Rotating on-call responsibility for after-hours emergencies</li><li>EPA/HVAC license or certification</li><li>Valid driver's license and/or access to reliable transportation</li></ul>
This role will require an EPA Universal or HVAC certification. If you meet all other requirements and are chosen for this position, Hilltop Residential will invest in your professional development by covering the cost for you to obtain the required certification.

Essential Responsibilities<ul><li>
Inspect vacated apartments and complete make ready checklists.</li><li>
Complete make readies equal to the standards set forth by Hilltop Residential.</li><li>
Complete assigned work orders and ensure compliance to Hilltop Residential standards.</li><li>
Assist with building and common area maintenance.</li><li>
Inspect vacant apartments for damage to walls, doors, blinds, lights, and plumbing fixtures.</li><li>
Assist with preventative maintenance program and maintain property equipment.</li><li>
Must be able to paint.</li><li>
Assist in keeping grounds neat and free of litter.</li></ul>
Requirements:
<ul><li>1+ years of hands-on general maintenance experience</li><li>
Availability to work a flexible schedule, including weekends</li><li>
Rotating on-call responsibility for after-hours emergencies</li><li>
Valid driver's license and/or access to reliable transportation</li><li>

Repair and enhance our community. You will be responsible for repairing and maintaining all plumbing, electrical, appliance, carpentry, and painting needs of the community. On-the-job training will be provided as needed.</li><li>
Be creative. You will be a creative problem solver who is attentive to detail, manage time well and learn quickly.</li><li>
Respond to service requests. You will launch into action when maintenance issues arise, collaborating with teammates and prioritizing service requests to earn trust and build resident satisfaction.</li><li>
Know the make-ready schedule. You will monitor apartment vacancies daily and initiate the turnover process with painting, cleaning, and repairing.</li><li>
Tend to preventive maintenance. You will safeguard equipment with regular tune-ups, helping equipment last longer and minimizing costly repairs.</li><li>
Notice the details. You will walk the property daily, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal.</li></ul>
