As an Assistant Community Manager with Hines, you will be responsible for supporting and assisting the Community Manager in overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks, preparing monthly close-out and financial reports. Responsibilities include, but are not limited to:</div><div></div><ul><li><div><br>
Completes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables</div></li><li><div>
Reviews resident files and accounting records, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue</div></li><li><div>
Adheres to Hines&rsquo;s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings</div></li><li><div>
Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased</div></li><li><div>
Processes resident move-outs by reviewing lease terms and notice requirements</div></li><li><div>
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues</div></li><li><div>
Acts as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, and coordinating maintenance and make-ready tasks with the maintenance supervisor</div></li><li><div>
Assists in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community&rsquo;s performance, and responding to owner requests as needed</div></li></ul>
Qualifications:

Minimum Requirements include:</div><br>

High school education or equivalent from accredited institution</li><li><div>
Two or more years prior experience in property management or in a related industry preferred</div></li><li>
Must currently hold or obtain a real estate leasing agent license for the state of Georgia within 120 days</li><li><div>
Experience with property management software preferred; Entrata experience a plus</div></li><li><div>
Intermediate knowledge of Microsoft Office</div></li><li><div>
Knowledge of basic accounting practices</div></li><li><div>
Excellent verbal and written communication skills</div></li><li><div>
Work indoors approximately 95% of the time and outdoors 5% of the time</div></li><li><div>
Use olfactory, auditory, and visual senses to inspect building and detect emergency alarms</div></li><li><div>
On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings</div></li><li><div>

Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters</div></li><li><div>

Responsibilities:

The Business Transformation Analyst position is primarily focused on supporting Business Transformation (&ldquo;BT&rdquo;) initiatives. This role will assist with process and system documentation, operational support for projects, enhancements, reporting, etc. to align with the Firm's strategic Initiatives while working with Firm's Business Customer and Hines Technology and Data teams (and or external vendor technology). Responsibilities include, but are not limited to:</div><br>

Build an understanding of critical business functions and work with business personnel to understand pain points; places to create efficiencies</li><li>
Work with Business Transformation Manager(s) to determine what tools are best suited to produce solutions.</li><li>
Support the assessment of business processes; identify opportunities for optimization, assist in developing and implementing solutions including user acceptance testing, and document results of discovery and requirements analysis. Support discovery meetings with cross-functional stakeholders to share ideas and findings; assist with documenting lessons learned and creating opportunities for economies of repetition.</li><li>
Develop training material for subject areas as needed for the benefit of other groups, and for newly implemented systems.</li><li>
Provide recommendations to Business Transformation Manager(s) on proper course of action for a given process using discovery findings as support.</li><li>
Support product owners for newly implemented systems or processes. Coordinate with stakeholders and Business Transformation Manager(s) to construct operational plan, scalable operating procedures and establish monitoring strategy for all newly implemented business processes.</li><li>
Assist with change management to properly offboard to appropriate process owners where applicable.</li><li>
Maintain and expand knowledge of current Hines business technology initiatives to map business needs to those solutions.</li><li>
Collaborate with Business Transformation Manager(s) on managing projects, developing project plans, monitoring performance, and using knowledge of other team members to assess BT use cases.</li><li>
Update project plans and alert Business Transformation Manager(s) when significant risks develop and assist in optimizing existing internal project management methodology; tailored for the needs of the project.</li></ul>

Bachelor&rsquo;s Degree in Business Administration, Information Systems, or a related field from an accredited institution is strongly preferred.</li><li>

As a Analyst within the Business Generation team with Hines, you will assist senior management with all aspects of the real estate investment lifecycle, including market research, financial underwriting, investment memos, debt / equity book creation, design and feasibility analysis of potential acquisition opportunities, and project management work on active developments. Perform financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using a combination of Argus and Excel software.</div></li><li><div>

Perform market research and analyze business proposals to support leasing strategies and decisions, as well as the underwriting of acquisition and development opportunities.</div></li><li><div>
Source, maintain, and update sales and lease comparable databases.</div></li><li><div>
Prepare presentation materials and proposals, with responsibility for written and graphic components.</div></li><li><div>
Participate in the management of development projects including feasibility analysis, entitlement processes, financing, design, contracting, and construction management.</div></li><li><div>
Review leases &amp; property financial statements</div></li><li><div>

Qualifications:
