Responsibilities:

As the Commerical Applications Director at Hines, you will be primarily focused on leading and supporting Technology initiatives, either supported and developed internally or externally. This role will assist with requirements analysis, process documentation and user acceptance testing while working with internal Hines IT or external vendor technology teams and firm-wide business users. Responsibilities include, but are not limited to:</div><ul><li>
Understand critical business functions and work with business personnel to understand pain points</li><li>
Lead and support discovery meetings with cross-functional stakeholders to share ideas and findings<br>

Document results of discovery and requirements analysis</li><li>
Create opportunities for economies of scale</li><li>
Identify business process optimization and efficiencies</li></ul></li><li>
Provide recommendations to Supervisor(s) on proper course of action for a given process using discovery findings as support</li><li>
Work with Supervisor(s) to determine what tools are best suited to produce solutions for the business need<br>

Evaluate existing technology solutions and support growth in tech stack offered and supported by BTG</li><li>
Where appropriate, use tools from the Hines tech stack to produce solutions.</li></ul></li><li>
Collaborate with Supervisor(s) on project management efforts<br>

Support development of project plans by using optimal methodology</li><li>
Update project plans and monitor project statuses</li><li>
Undertake appropriate actions to minimize risks and failures</li><li>
Assist in developing and implementing solutions, including user acceptance testing</li></ul></li><li>
Develop and review training material of deployed tools to enable business users to be self-sufficient</li><li>
Support product owners for implemented tools, systems, or processes<br>

Coordinate with stakeholders and Supervisor(s) to construct operational plan, scalable operating procedures and establish monitoring strategy</li><li>
Assist with change management to properly offboard to appropriate process owners</li></ul></li><li>
Maintain and expand knowledge of current Hines business technology initiatives to map business needs to those solutions</li><li>
Conduct external research of real estate industry best practices (where applicable) and determine if Hines&rsquo; requirements are in line with the market. Make recommendations where appropriate</li></ul>
Qualifications:

Minimum Requirements include:</div><br>

Bachelor&rsquo;s Degree in Computer Science or Information Systems, or a related field from an accredited institution is strongly preferred; Masters in Business Administration is a plus</li><li>
Five or more years of experience in event coordination/event administrative support, customer service, hospitality, or travel industry. Tech office environment preferred</li><li><div>
Ten or more years of experience assisting with implementing new technologies, including software testing and training</div></li><li><div>
Five or more years in the Commercial Real Estate Industry</div></li><li><div>
Five or more years of experience with CMMS tools and other property technology. PRISM experience preferred</div></li><li><div>

Responsibilities:

As a Service Supervisor at FAT Village with Hines, you will be responsible for overseeing and coordinating all mechanical and technical support for the property with limited direct supervision. You will ensure the building and all areas in the property meet the Hines standard for appearance, safety, cleanliness, and overall functionality. Responsibilities include, but are not limited to:</div><br>

Provides leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations. Promotes a collaborative, team work mindset.</li><li>
Collaborates closely with the commercial property management and engineering teams (office and retail) to ensure coordinated maintenance and building operations across all components of the mixed-use asset.</li><li>
Participates in regular coordination meetings with commercial management and engineering teams to review building performance, maintenance priorities, and capital planning initiatives.</li><li>
Manage the completion of all work orders generated from resident requests.</li><li>
Actively ensure routine upkeep on the property is checked and repaired or replaced while ensuring that safety standards are met.</li><li>
Establish and ensure standards for the cleanliness and overall appearance of the property to meet expectations of ownership objectives.</li><li>
Manage make-ready process, new move-ins via inspection, identifying needs, scheduling contractors and vendors as needed, and complete all maintenance tasks.</li><li>
Partners with commercial teams on vendor management, service contracts, and preventative maintenance programs for shared systems and infrastructure</li><li>
Implement and oversee inventory control.</li><li>
Respond to questions from other service members as well as residents and assign work requests according to urgency and efficiency.</li><li>
Responds to and helps resolve cross-functional maintenance issues impacting multiple asset components, ensuring timely communication and resolution</li><li>
Ensure safety information is current and readily accessible while keeping up to date on all OSHA and other safety related laws and requirements to enforce compliance.</li><li>
Ensures compliance with all governing documents, including reciprocal easement agreements (REAs), as they relate to building systems, shared services, and operational responsibilities</li><li>
Prepare and manage the maintenance and capital expense budget for the property.</li><li>
Assists in managing and tracking shared operational expenses, including utilities, service contracts, and capital projects, ensuring alignment with budget and allocation methodologies (e.g., CAM)</li><li>
Participate in regional and firm-wide initiatives and assignments.</li><li>
Participate in staff&rsquo;s evaluation process as needed and determined by Supervisor.</li><li>
Operate, adjust, perform maintenance and repairs on all mechanical, appliance, electrical, plumbing and HVAC related equipment to efficiently meet the objectives of the assignment.</li><li>
Comply with all Hines policies and procedures, as well as City, State and Federal safety and environmental laws, codes, standards, and regulations.</li><li>
Effectively manage personnel overtime usage, audit accuracy, and provide approval of personnel time sheets.</li><li>
Provide staff with correct equipment, tools, and training as appropriate to the property.</li><li>
Provide direct reports with leadership, hiring, counseling, terminations, training, and scheduling.</li><li>
Adjust and operate the fire alarm and life safety systems.</li><li>
Monitor and manage building energy use and maintain energy management programs.</li><li>
Order, stock, and establish inventory control of parts and supplies that ensures the appropriate parts stocking levels with accurate and timely records of receipts and issues.</li><li>
Ability to troubleshoot standard operations and repair problems with limited supervision.</li><li>
Successful completion of all required training programs within required timeframes.</li><li>
Able to analyze mathematical data related to financial and operational decisions.</li></ul>
Qualifications:

Two or more years of property maintenance management or leadership experience in a related industry</li><li>

Responsibilities:

As the Senior Community Manager at FAT Village with Hines, you will be responsible for managing the daily operations of an assigned property including managing the team members and daily activities, achieving established budgeted financial and operational goals, and ensuring that the operation of the property complies with Hines&rsquo;s policies and procedures. Responsibilities include, but are not limited to:</div><br>

Provides input into the development of budgets for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.</li><li>
Collaborates closely with the commercial property management team (office and retail) to ensure seamless operations across all components of the mixed-use asset.</li><li>
Coordinates with commercial management on shared building services including life safety systems, security, housekeeping, maintenance, and common area operations.</li><li>
Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.</li><li>
Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased and ensuring validity of certificates of insurance.</li><li>
Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.</li><li>
Partners with commercial teams on budgeting, expense management, and allocation of shared costs (including CAM, utilities, and vendor contracts) to ensure accuracy and consistency.</li><li>
Maintains awareness of retail and office tenant operations, including business hours, deliveries, and special events, to minimize disruption to residents and enhance the overall community environment.</li><li>
Oversees the lease enforcement process by approving prospective resident applications, renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and collects late fees and other charges as allowable and stated in the terms of the lease.</li><li>
Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the asset or other properties under management. Develop and implement market plans that drive occupancy and rent growth.</li><li>
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.</li><li>
Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.</li><li>
Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property&rsquo;s performance, and responding to owner requests as needed.</li><li>
Assists in resolving cross-functional issues involving residents, retail tenants, and office users with a proactive and solutions-oriented approach.</li><li>
Provides leadership and support to other Regional developments, operations, staffing and leasing initiatives when appropriate and needed.</li><li><div>
Promotes client satisfaction and retention through timely reporting and on-going communication about the performance of the property and responds quickly and with urgency to client/owner concerns, issues, questions, and requests.</div></li><li>
