Responsibilities:

As a Make Ready Technician at The Rowley with Hines, you will be responsible for overseeing the quality standards of the vacant units are in market ready conditions that meet the Hines standard. You will perform technical and mechanical duties as needed. Responsibilities include, but are not limited to:</div><br>
<div></div><ul><li>
Actively complete all repairs and improvements to the apartment homes prior to resident occupation as well as verifying the property is maintained up to standards</li><li>
Assists in maintaining the property such as the grounds, common areas, and amenities</li><li>
Perform general cleaning, pressure wash, trash removal and other duties as assigned</li><li>
Inspect all sheetrock and wall finishes for damage and repair/replace as needed</li><li>
Verify the apartment homes have been properly caulked and sealed as needed around the interior (sink, showers, bathtubs, windows, etc.)</li><li>
Practice proper safety techniques with all mechanical or electrical equipment malfunctions, reporting any injuries, accidents, or other safety issues to the appropriate contact</li><li>
Follows guidelines for the proper and safe usage of hand, power tools, testing equipment, and safety devices and other items, as well as make sure items are returned</li><li>
Identifies areas for improvement and provides suggestions to improve overall efficiency and productivity</li><li>
Ensure safety information is current and readily accessible while keeping up to date on all OSHA and other safety related laws and requirements to ensure compliance</li><li>
Support cost-cutting and expense control programs by verifying parts are up to standards for repair rather than a complete replacement when possible</li><li>
Attentive to questions from other service members as well as residents, responding in a respectful manner to complaints about maintenance services, and assign work requests according to urgency and efficiency</li><li>
Clean and paint equipment</li><li>
Understand policies and procedures of the company and of the assigned property</li><li>
Possess computer skills necessary to effectively administer work order programs and building operations</li><li>
Successful completion of all required training programs within required timeframes</li><li>
Compute basic mathematical equations</li></ul>
Qualifications:

Responsibilities:

As an Assistant Manager - Design and Construction with Hines, you will act as the Owner&rsquo;s representative, manage all activities associated with the Design and Construction of a base building multi-family development project. Acting as the Owner&rsquo;s representative, this role assists in protecting project cost, schedule, quality, and risk objectives while coordinating internal teams, consultants, contractors, and public agencies. Responsibilities include but are not limited to:</div><br>

Coordinate and facilitate the management of design and construction activities for base building and interior improvement projects.</li><li>
Support value engineering efforts with the design team and contractor partners.</li><li>
Coordinate consultant proposals and assist in the negotiation and administration of consultant and construction contracts.</li><li>
Monitor and review activities of architects/engineers.</li><li>
Assist with managing the AHJ approval processes on various projects in collaboration with the development team.</li><li>
Monitor and review Contractors' work as it relates to budget, schedule, and compliance with Contract Documents and Owner&rsquo;s program.</li><li>
Assist in the preparation of construction updates.</li><li>
Review contractor payment applications and supporting documentation.</li><li>
Track project contingency and assist in evaluating potential cost exposures.</li><li>
Administer Hines standard Change Order procedures and Contractor progress payments.</li><li>
Maintain and monitor the progress of Project turnover. Coordinate punch lists, warranty documentation, and take an active role in project transition to Property Management.</li><li>
Maintain organized project documentation including contracts, budget, change orders, schedules, meeting minutes, and construction records.</li><li>
Assist in the preparation of change order scope and estimates, analyze and negotiate contractor cost estimates, and maintain change order reports.</li><li>
Assist Owner and/or tenants in space planning, budget preparation, material selection, cost estimating, construction contracts and cost monitoring.</li><li>
Maintain and monitor the progress of punch lists.</li><li>
Encourage a safe working environment by monitoring the General Contractor&rsquo;s compliance with its project specific site safety plan and procedures.</li></ul>
Qualifications:

Minimum Requirements include:</div><br>

Bachelor's degree, preferably in Construction Management, Civil Engineering, Architecture or related field.</li><li>
Three to Five years of progressive experience at a Real Estate Developer, General Contractor or onsite construction; preferably in ground-up multifamily or mixed-use projects.</li><li>
Ability to read and interpret Construction Documents, research/instructional reports, progress reports, safety program, change costs, payment and progress schedules to monitor General Contractor&rsquo;s compliance with each.</li><li>
Computer proficiency (Outlook, Adobe/Bluebeam, Microsoft Suite of products and MS Project).</li><li>
Experience with punch list software preferred (Procore).</li><li>
Excellent written and oral communication skills, polished, temperate, engaging and collegial.</li><li>
Valid driver&rsquo;s license and good driving record along with auto insurance required.</li><li>
Ability to visit active construction sites, walk uneven terrain, and attend meetings in varying weather conditions.</li><li>
Ability to climb up and down stairs, ride temporary construction hoists, access restrictive openings, and perform punch list obligations.</li><li>
Ability to lift, carry, push and pull up to 25lbs.</li><li>
Compensation: $115,000 - $130,000</li></ul>

Assistant Manager – Design and Construction

Responsibilities:

As an Apprentice Engineer with Hines, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities. Responsibilities include, but are not limited to:</div><div></div><ul><li><div><br>
Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.</div></li><li><div>
Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor.</div></li><li><div>
Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical.</div></li><li><div>
Participate in the water treatment chemical programs established in the property.</div></li><li><div>
Maintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property.</div></li><li><div>
Apply basic knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders.</div></li><li><div>
Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.</div></li><li><div>
Maintain ethical, professional, and courteous relations with contractors and tenants.</div></li><li><div>
Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.</div></li><li><div>
Participate and learn all current Hines and property emergency procedures including but not limited to:</div><ul><li><div>
Assist with directing building occupants with evacuations</div></li><li><div>
