We&rsquo;re looking for an experienced Preconstruction Manager to join our growing team. In this role, you&rsquo;ll provide leadership on preconstruction efforts&mdash;partnering with our architecture, engineering, and construction teams to develop clear, accurate conceptual and hard bid estimates that support project success from the start. 
 
Key Responsibilities:<ul><li>
Prepare conceptual, schematic, and design development budgets, as well as detailed hard bids.</li><li>
Partner with design teams to ensure cost-effective, constructible, and well-scheduled project solutions.</li><li>
Perform quantity takeoffs, labor estimates, and scope breakdowns.</li><li>
Compile and present well-documented, data-driven estimates.</li><li>
Maintain and manage subcontractor/vendor databases and prequalification processes.</li><li>
Assemble and present final estimates to clients and internal teams.</li><li>
Identify and assess project-specific risks, offering mitigation strategies.</li><li>
Coordinate closely with superintendents and project managers to ensure alignment with execution plans.</li><li>
Lead internal estimate review meetings.</li><li>
Support project managers during buyout and subcontractor selection, including pre-award meetings and negotiations.</li><li>
Build and sustain strong relationships with owners, subcontractors, vendors, and stakeholders.</li></ul> 

Qualifications &amp; Background:<ul><li>
Bachelor&rsquo;s degree in construction management or a related field.</li><li>
5+ years of experience in conceptual and hard bid estimating, including purchasing responsibilities.</li><li>
Strong leadership, communication, and problem-solving skills.</li><li>
Ability to manage time effectively and prioritize across multiple projects.</li><li>
Solid understanding of construction drawings and specifications.</li><li>
Proficiency with Microsoft Office products and construction management tools, methods, and techniques (including Procore, Bluebeam, Smartsheet, and MS Access). Working knowledge of Revit (a plus).
</li><li>Proficiency with estimating software including On-Screen Takeoff, Pantera plan room, and Assemble.
</li><li>Comfortable working independently and within cross-disciplinary teams.</li><li>
Experience estimating mechanical, electrical or plumbing trade work (a plus).</li></ul>

Preconstruction Manager

We are not your standard general contractor or your average carpentry crew. We are different by choice. If you have experience in concrete and would like to add variety to your workday while learning and finetuning your carpentry skills, then we want to hear from you. 
 
As a Concrete Carpenter, you will work alongside carpenters to perform a variety of responsibilities related to rough and finish carpentry as well as pouring and finishing concrete. You will execute a variety of carpentry tasks associated with prepping, pouring, placing, and finishing of concrete. Specific responsibilities include:<ul><li>
Building and/or assembling wood or metal forms for the construction of concrete floors, slabs, sidewalks, walls, columns, stairs, etc.</li><li>
Setting and placing forms to proper elevations and locations.</li><li>
Setting and erecting wall forms using a wide variety of materials and forming systems, primarily Advance forms (90% of our work is 4&rsquo; frost wall).</li><li>
Cutting, fabricating, and installing reinforcing steel.</li><li>
Finish grading and installing vapor barrier.</li><li>
Verifying the accuracy of structures using a rotary laser, transit, and or total station.</li><li>
Fabricating and installing stairs, walls, ceilings, and roofs using materials such as wood, steel, metal, plastics, and composites.</li><li>
Fabricating and installing steel stud bearing walls, partition walls, and soffits.</li><li>
Erecting scaffolding and ladders for assembling structures above ground levels.</li><li>
Coordinating with subcontractors and superintendents to ensure tasks are completed to schedule.</li><li>
Following established safety rules and regulations to maintain a safe job site.</li></ul> 
Qualified candidates will have the following:<ul><li>
Experience placing and finishing interior and exterior concrete slabs.</li><li>
Experience laying-out, forming, and placing concrete footings.</li><li>
Experience laying-out, forming and pouring concrete walls using Advance forms.</li><li>
Experience in stick built and prefabricated wood construction (preferred).</li><li>
Knowledge of construction and carpentry equipment and tools (including power tools and skid loaders).</li><li>
Ability to read plans, specifications, and shop drawings.</li><li>
Dedication to job site safety.</li><li>
Experience in layout and job set-up.</li><li>
Effective working individually and within team environments.</li><li>
High initiative and passion for learning.</li><li>
Excellent written and verbal communication skills.</li><li>
Valid driver&rsquo;s license (preferred).</li></ul>
