Position Overview

We are seeking a highly organized and driven Purchasing &amp; Production Manager to oversee material procurement, vendor relationships, and assist with production scheduling for our growing design-build landscaping division.

This role is critical to ensuring projects are delivered on time, within budget, and at the highest quality standards. The ideal candidate thrives in a fast-paced environment, understands construction and landscaping operations, and can effectively coordinate between design, field crews, and vendors.

Key Responsibilities

Purchasing &amp; Vendor Management
<ul>
<li>Source and procure all materials for landscaping and hardscaping projects (plants, stone, pavers, lighting, irrigation, etc.)</li>
<li>Build and maintain strong relationships with local and regional vendors</li>
<li>Negotiate pricing, track cost fluctuations, and identify cost-saving opportunities</li>
<li>Ensure timely ordering and delivery of materials to meet production schedules</li>
<li>Maintain accurate purchase orders and inventory tracking systems</li>
</ul>
Production &amp; Scheduling
<ul>
<li>Assist with weekly and long-term production schedules across multiple crews</li>
<li>Develop and manage Gantt schedules to coordinate crews, materials, and project timelines, ensuring jobs are completed on time and within budget</li>
<li>Coordinate closely with the design team to ensure smooth project handoffs</li>
<li>Align labor, equipment, and materials to maximize efficiency and minimize downtime</li>
<li>Monitor project timelines and proactively adjust schedules as needed</li>
<li>Ensure all jobs are set up for success prior to crew mobilization</li>
</ul>
Budgeting &amp; Cost Control
<ul>
<li>Track job costs related to materials and production</li>
<li>Work with leadership to maintain target profit margins</li>
<li>Identify inefficiencies and implement process improvements</li>
<li>Assist in estimating support as needed (material takeoffs, vendor pricing)</li>
</ul>
Qualifications
<ul>
<li>3+ years of experience in landscaping, construction, or production management</li>
<li>Strong knowledge of landscaping materials, hardscaping, and installation processes preferred</li>
<li>Proven ability to manage multiple projects and deadlines simultaneously</li>
<li>Excellent organizational and problem-solving skills</li>
<li>Strong communication skills</li>
<li>Experience with purchasing, vendor negotiation, and scheduling</li>
<li>Proficiency in Microsoft Office; experience with project management or CRM software is a plus</li>

We are seeking a results-driven Property Manager to oversee a portfolio of residential and/or mixed-use properties. This role is responsible for the financial performance, operations, tenant experience, and overall asset value of assigned properties.

The ideal candidate is highly organized, proactive, and capable of managing multiple properties simultaneously while delivering strong occupancy, retention, and operational efficiency.

Key Responsibilities

Portfolio &amp; Asset Performance
<ul>
<li>Manage day-to-day operations across a portfolio of properties</li>
<li>Drive occupancy, leasing performance, and tenant retention 
</li>
<li>Conduct regular property inspections and ensure brand standards are maintained</li>
</ul>
Leasing &amp; Tenant Relations
<ul>
<li>Oversee leasing activity, including pricing strategy and unit availability</li>
<li>Ensure timely response to leads, applications, and tenant inquiries</li>
<li>Maintain positive tenant relationships and handle escalations professionally</li>
<li>Enforce lease terms, policies, and compliance requirements</li>
<li>Oversee renewals and implement retention strategies</li>
</ul>
Financial Management
<ul>
<li>Manage property budgets, expenses, and monthly financial reporting</li>
<li>Approve invoices, track expenses, and control operating costs</li>
<li>Coordinate rent collection and monitor delinquency</li>
<li>Work closely with accounting on reporting, reconciliations, and forecasting</li>
</ul>
Maintenance &amp; Operations
<ul>
<li>Coordinate with maintenance teams to ensure timely work orders and preventative maintenance</li>
<li>Oversee vendors and ensure quality, cost control, and timeliness</li>
<li>Ensure properties are clean, safe, and operating efficiently</li>
<li>Assist in capital improvement planning and execution</li>
</ul>
Team &amp; Vendor Coordination
<ul>
<li>Work closely with leasing agents, maintenance staff, and vendors</li>
<li>Provide direction, accountability, and support to on-site teams (if applicable)</li>
<li>Build and maintain strong vendor relationships</li>
</ul>
Qualifications
<ul>
<li>3+ years of property management or related experience</li>
<li>Experience managing multiple properties or a portfolio preferred</li>
<li>Strong understanding of leasing, operations, and financial performance</li>
<li>Excellent organizational and time management skills</li>
<li>Strong communication and problem-solving abilities</li>
<li>Proficiency in property management software (AppFolio, Yardi, or similar preferred)</li>
<li>Valid driver&rsquo;s license and ability to travel between properties</li>
</ul>
