Job Summary:The Maintenance Technician will oversee the interior and exterior upkeep of all Infinity Homes &amp; Co. owned buildings. This includes the installation, trouble shooting, repair, alteration and maintenance of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building and facility systems such as lawn maintenance and landscaping, snow plowing, replacing lights, keeping glass areas clean, and entry ways and common areas well maintained.Duties and Responsibilities:&middot; Must be proficient at installing, maintaining, troubleshooting and repairing HVAC, plumbing, and electrical equipment at various locations as assigned and as dispatched.&middot; Perform inspections and conduct periodic general preventive maintenance on the buildings mechanical, electrical, and plumbing systems.&middot; Visit each property 1-2x per week to inspect building conditions, tend to any issues, and promptly and courteously take care of any maintenance requests from tenants as assigned by the main office.&middot; Thoroughly complete Service work within 5 days of receiving notification of request. Communicate and schedule appointments with homeowners and tenants &ndash; this means calling the resident within 24 hours of receiving notice of warranty or service request, calling prior to arriving at residence, and communicating with Main, Leasing Office or Service Admin on status of warranty request and work performed at the end of every day.&middot; Conduct tenant move-in/move-outs for both residential and commercial spaces. Utilize unit turnover checklist.&middot; Identify and make recommendations for building improvements to increase energy efficiency, dependability, and performance.&middot; Be courteous, neat, clean, and in proper uniform; always representing the Company in a professional, moral, and ethical manner.&middot; Maintain, operate, and secure a company issued vehicle in accordance with Company rules.&middot; Respond immediately to emergency situations including fire, evacuations and equipment failure.&middot; Coordinate and follow up with customer regarding any maintenance issues, work orders, or scheduled shut down of equipment for repairs or replacement.&middot; Establish &amp; maintain effective working relationships with customers, co-workers, and suppliers.&middot; Available for after-hours scheduled and for emergency maintenance and repair functions.&middot; Ensure installations &amp; repairs are in compliance with all applicable local, state &amp; federal codes, regulations, and company directives as relates to building operations.&middot; Respond to all calls and emails by the end of each business day.Required Skills/Abilities: &middot; Extensive knowledge of building systems such as plumbing, electrical, and HVAC.&middot; Excellent analytical and problem-solving skills.&middot; Ability to identify issues and determine repairs that are needed.&middot; Ability to plan maintenance schedules for building systems.Physical Requirements: &middot; Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
