 We are looking for an experienced and motivated Multi-Site Maintenance Supervisor to join our team at our North Haven of Carmel and One One Six Apartments on College Communities in Carmel!

 Essential Functions
 
 
 
 
 Troubleshoots, maintains, and repairs the following:
 
 
 
 <ul>
 <li>
 HVAC equipment
 </li>
 <li>
 Electrical panels and protective wiring, including all property lighting
 </li>
 <li>
 Pools and pool equipment
 </li>
 <li>
 Appliance repair/troubleshooting/installation
 </li>
 <li>
 General plumbing
 </li>
 <li>
 General carpentry and painting
 </li>
 <li>
 Electric motors, controls and auxiliary equipment
 
 
 </li>
 </ul>
 
 Scheduling and Maintaining Operating Efficiency
 
 
 
 <ul>
 <li>
 Emergency maintenance on-call rotation (on call approximately 1 week per month)
 </li>
 <li>
 Minimizes turnover time on vacant units in accordance with the Standard Operating Procedure
 </li>
 <li>
 Follows guidelines of preventative maintenance program
 </li>
 <li>
 Provides prompt and courteous handling of all Resident service requests
 </li>
 <li>
 Encourages Associate development
 
 
 </li>
 </ul>
 
 Inventory Management/Shop Maintenance
 
 
 
 <ul>
 <li>
 Maintains a safe and orderly workshop, storage area
 </li>
 <li>
 Manages inventory levels and maintains property tools and equipment
 
 
 </li>
 </ul>
 
 Property Fiscal Responsibility
 
 
 
 <ul>
 <li>
 Adheres to budget guidelines while overseeing stock control and the ordering and utilization of maintenance materials
 </li>
 <li>
 Understands and follows the maintenance sections of the annual property budget
 </li>
 <li>
 Processes maintenance invoices weekly in accordance with the Community Manager&rsquo;s specifications
 </li>
 <li>
 Keeps accurate records regarding preventative maintenance, work orders, purchase orders and all other paperwork
 </li>
 <li>
 Participates in capital improvements inclusive of scope development, bid process, and project completion
 
 
 </li>
